Overview

The Lead Engineer/Supervisor is responsible for overseeing the day-to-day engineering operations and maintenance activities at a client facility in London. This role requires strong technical expertise, leadership capabilities, and the ability to ensure optimal building performance while maintaining high standards of service delivery for JLL/Integral clients.

Key Responsibilities

  • Technical Leadership & Operations: supervise all mechanical, electrical, and building services operations, manage planned preventive maintenance (PPM) schedules, coordinate reactive maintenance responses, and oversee system performance monitoring. Conduct technical inspections, diagnose complex faults, and implement effective solutions to minimize downtime and optimize building performance.
  • Team Management & Development: directly supervise and coordinate the engineering team, including technicians and contractors on site. Allocate daily work, monitor task completion, ensure adherence to procedures and safety protocols. Provide technical mentoring, conduct performance reviews, and identify training needs.
  • Health, Safety & Compliance: ensure activities comply with CDM Regulations, Health & Safety at Work Act, and building-specific statutory requirements. Maintain permit-to-work systems, conduct risk assessments, implement method statements, and ensure safe working practices. Manage statutory compliance testing schedules and maintain accurate records for inspections, certifications, and mandatory testing.
  • Client Relationship Management: act as the primary technical contact for the client, build strong relationships, and ensure service delivery meets contractual obligations. Provide regular updates on building performance and maintenance activities; respond professionally to client requests and escalate as needed.
  • Budget & Resource Management: monitor operational budgets, control maintenance costs, and identify cost-saving opportunities without compromising quality. Manage spare parts inventory, approve purchase orders within limits, and contribute to annual budget planning and capex proposals.
  • Documentation & Reporting: maintain comprehensive records using CAFM systems. Prepare regular reports on KPIs, maintenance activities, equipment performance, energy consumption, and operational issues. Ensure maintenance logs and certificates are current and accessible for audits.
  • Continuous Improvement: identify opportunities to improve operational efficiency and energy usage, recommend upgrades or modifications, implement best practices, and contribute to sustainability initiatives.

Essential Qualifications & Experience

  • Technical Qualifications: City & Guilds or equivalent in mechanical or electrical engineering; relevant trade apprenticeship or NVQ Level 3 in Building Services Engineering; 18th Edition (BS 7671) electrical qualification (if applicable); relevant HVAC certifications (F-Gas, REFCOM, LOGIC) depending on systems managed.
  • Professional Requirements: minimum 5 years’ experience in building services engineering/facilities management; proven supervisory or team leadership experience in commercial property environments; strong knowledge of mechanical and electrical building systems (HVAC, electrical distribution, BMS, fire systems, plumbing); current understanding of relevant legislation and industry standards.
  • Essential Skills: excellent problem-solving abilities and diagnostic skills; strong communication skills; proficient with CAFM systems and Microsoft Office; ability to read and interpret technical drawings and schematics.
  • Desirable Attributes: IOSH Managing Safely or equivalent health and safety qualification; experience in prestigious commercial/high-rise buildings; knowledge of energy management and sustainability; professional membership (IET, CIBSE, or similar).
