Commercial Manager – Demolition & Enabling Works

About the Company
Our client is a leading UK demolition, decommissioning, remediation and enabling works contractor delivering complex projects across the industrial, infrastructure, commercial, aviation and public sectors. Due to continued growth and a strong pipeline of secured work, they are seeking an experienced Commercial Manager to support and oversee the commercial performance of multiple projects nationwide.
The Role
The Commercial Manager will be responsible for managing the commercial and contractual aspects of projects from tender handover through to final account. Working closely with operational teams, clients and subcontractors, you will ensure projects are delivered profitably while maintaining strong commercial controls and minimising risk.
This is a senior position requiring a commercially astute individual with strong leadership skills and experience within demolition, enabling works, civil engineering or a related contracting environment.
Key Responsibilities
- Manage the commercial performance of multiple projects simultaneously.
- Oversee project budgets, cost reporting and forecasting.
- Prepare and review valuations, applications for payment and final accounts.
- Manage subcontractor procurement, negotiation and account management.
- Identify, manage and mitigate commercial risks and opportunities.
- Lead contract administration activities including variations, compensation events and change control.
- Produce accurate monthly cost value reconciliations (CVRs).
- Support operational teams with commercial advice and project strategy.
- Review and negotiate client and subcontractor contract terms.
- Monitor project cash flow and working capital performance.
- Assist with tender reviews and pre-contract commercial input.
- Mentor and develop Quantity Surveyors and Assistant Quantity Surveyors.
- Build and maintain strong relationships with clients, consultants and supply chain partners.
- Ensure compliance with company procedures and contractual obligations.
Requirements
Essential
- Proven experience as a Commercial Manager, Senior Quantity Surveyor or Commercial Lead.
- Background within demolition, remediation, enabling works, civil engineering, construction or infrastructure projects.
- Strong understanding of JCT and NEC forms of contract.
- Excellent commercial awareness and financial management skills.
- Experience managing multiple projects and commercial teams.
- Strong negotiation and stakeholder management abilities.
- Proficient in Microsoft Office and commercial reporting systems.
- Full UK Driving Licence.
Desirable
- Degree qualified in Quantity Surveying, Commercial Management or a related discipline.
- Membership of RICS, CIOB or equivalent professional body.
- Experience working on large-scale demolition or decommissioning projects.
- Knowledge of airport, industrial, energy or infrastructure sectors.
