Overview
Property Manager required to manage an allocated portfolio of residential and mixed-use developments and to ensure compliance with statutory obligations, lease provisions and Group policies, while delivering a high standard of customer service and financial control. The ideal candidate must have a minimum 2 years’ direct experience, sound working knowledge of Landlord and Tenant legislation, Health & Safety legislation, and industry best practice (including RICS and TPI Guidance).
Working hours: Mon to Fri 9.15am-5.30pm. Location: Birmingham B76. Salary: £40k.
Responsibilities
- Prepare reports for the Board, including Major Works, Property Inspections, Health & Safety reports and schedules of information.
- Identify and manage risks and liabilities; maintain strong landlord and tenant relationships.
- Attend residents’ meetings as required; manage site staff (e.g. caretakers, porters).
- Oversee insurance claims; undertake routine property inspections; manage reactive and planned maintenance to ensure compliance with repairing obligations.
- Manage contractors; prepare and issue Section 20 Consultation notices (subject to solicitor approval).
- Ensure Health and Safety compliance across the portfolio; prepare service charge budgets.
- Assist in the preparation of year-end accounts.
Qualifications and Skills
- Minimum 2 years’ direct experience; strong knowledge of Landlord and Tenant legislation and Health & Safety legislation; industry best practices (including RICS and TPI Guidance).
- Excellent verbal and written communication skills; strong organisational and time management abilities.
- Degree-level education (minimum A-level grades A-C).
- ATPI, MTPI, FTIPI or AssocRICS qualification (preferred).
- Proficient IT skills; ability to work well in a team and deliver high service standards.
- Knowledge of HORIZON / QUBE property management systems (highly desirable).
