Role – Pre-Contracts / Commercial Manager

About the Role
This is a high-impact position designed for a commercially astute professional who enjoys the “front end” of a project as much as the final delivery. You will be responsible for bridging the gap between a successful tender and a successful build, managing the financial health of multiple live schemes.
Key roles and responsibilities
- Pre-Contract Management: Leading the transition from bid to site. You will review tender documents, refine budgets, and ensure the delivery team is fully briefed on the commercial nuances of the contract.
- Commercial Strategy: Taking full ownership of project financials. This includes cost reporting, managing variations, and ensuring cash flow is optimised across your portfolio of projects.
- Procurement & Supply Chain: Vetting and appointing subcontractors. You’ll negotiate terms that protect the company’s interests while maintaining the high-quality standards the firm is known for.
- Risk & Compliance: Identifying potential “contractual traps” early in the pre-construction phase. You will be responsible for mitigating financial risks and ensuring all projects adhere to strict H&S and building regulations.
- Client Liaison: Acting as a senior commercial point of contact. You will build and maintain trust with clients, providing transparent financial updates and navigating complex negotiations with a solutions-focused mindset.
