Head of Voids Delivery

Salary: £71,940 + excellent benefits

Location: Wooburn Green, High Wycombe

Hybrid working: 2 days per week in the office, 3 days per week from home

Contract: 9–12 month parental leave cover (Fixed Term)

Hours: 37 hours per week (Monday–Friday)

About the Role

You will take full ownership of the voids function, leading teams, managing contractors, driving performance and ensuring the service delivers excellent outcomes for residents, colleagues and the organisation. With responsibility for a budget of around £5 million, you’ll provide strong financial control, value for money and robust compliance across all void activities. Working closely with the Assistant Director – Voids and Planned Works, you’ll help shape the strategy for repairs and maintenance, maximise the benefits of our in‑house delivery model and drive continuous improvement across the service.

Key Responsibilities

  • Lead the voids service with full accountability for performance, productivity, quality and customer satisfaction
  • Develop and deliver voids strategy in partnership with senior leaders
  • Manage all voids‑related spend and ensure strong financial control across a £5m budget
  • Oversee contractor procurement and performance, ensuring value for money and regulatory compliance
  • Ensure in‑house teams meet commercial and strategic objectives
  • Maintain effective policies, procedures and systems to minimise risk and support service excellence
  • Act as escalation point for high‑level or cross‑departmental complaints
  • Drive a collaborative, values‑led culture across Property Services and wider directorates
  • Use performance data and analytics to identify improvements and drive change
  • Provide accurate reporting to senior leaders and the Leadership Team
  • Lead improvement projects that deliver measurable benefits
  • Manage and develop staff, ensuring strong performance and effective resource allocation

What We’re Looking For

You’re a confident, solutions‑focused leader who thrives in a fast‑paced operational environment. You combine strong commercial awareness with a commitment to quality, safety and resident experience.

Must Haves

  • Significant experience managing teams with a track record of improving performance and efficiency
  • Strong contract management experience, holding contractors to account for performance and value
  • Experience developing and implementing policies and procedures aligned to statutory and regulatory requirements
  • Deep functional expertise and broad business knowledge to meet financial and operational objectives
  • Ability to lead, communicate and manage change effectively
  • Skilled at interpreting performance data to drive continuous improvement
  • Excellent verbal and written communication skills
  • Ability to motivate, influence and lead individuals and teams
  • Educated to degree level or equivalent experience
  • Experience managing medium‑ to large‑scale DLO, maintenance or voids services
  • Full UK driving licence

Nice to Haves

  • Knowledge of the social housing sector
  • Construction or building knowledge (theoretical or practical)
