ASSET MANAGER – COMMERCIAL ASSET MANAGEMENT

Contract Type: Full time

Employment Type: Fixed Term Contract – Maternity Cover – 15 Months

Reporting Line: Head of Commercial Property

Overview of the role:

A superb Landed Estate is seeking a Commercial Asset Manager to join the business as maternity cover.

The role will be multi-sector, but there will be a particular focus on driving performance in the retail portfolio – with a view of minimising vacancy, delivering long term income growth and maintaining tenant retention rates through developing strong occupier relationships.

The role will also include line management of a Graduate Asset Manager.

The role will require sound understanding of occupational markets, an innovative and forward thinking mindset and an ability to motivate a network of advisors. The individual will require a high level of organisation skills, be a confident communicator and have strong numeracy.

Key Duties:

The duties below summarise longer term objectives that the post holder will be expected to achieve. These objectives are subject to change in line with business requirements:

  • To extract added value, and maintain and improve income from the commercial property portfolio.

  • To prioritise excellent customer service in all aspects of day to day asset management, ensuring that Landlord and Tenant interactions are conducted in accordance with their ethos

  • To contribute to the formulation of long and short term strategies of the portfolio, together with performance reviews to ensure the profitable growth of the assets

  • To carry out detailed analysis of the performance of the portfolio, attributing all costs and income on a unit by unit basis and identifying performance drivers.

  • To work with internal teams and external advisors to assess the net operating income of the portfolio.

  • To be responsible for progressing lease events such as rent reviews and lease renewals across the directly managed portfolio, and to ensure that the negotiations are initiated and undertaken in a timely and professional manner.

Educational Qualifications

  • Fully RICS Qualified

Training / Skills / Knowledge

  • Strong understanding of the commercial property leasing market

Experience

  • Working knowledge of the London property market
  • Recent experience of the London retail leasing market
  • Proven line management experience of asset management (or equivalent property roles)
