Job Description:

As a Property Project Manager, you’ll play a key role in shaping the places where our customers shop every day. You’ll lead complex projects from the first spark of an idea right through to opening the doors, making sure every scheme is safe, efficient, and brilliantly delivered.

Responsibilities

  • Overseeing large‑store development — from feasibility and pre‑construction through to build, fit‑out and handover.
  • Delivering to Tesco principles — including format, design, scoping and brand standards.
  • Leading a strong safety culture — ensuring every project meets Tesco and statutory H&S expectations.
  • Managing supplier and consultant performance — including Tier 1 and Tier 2 contractors, designers and project managers.
  • Delivering through external project managers — while retaining full accountability for outcomes.
  • Minimising disruption — ensuring the best phasing and delivery approach for every scheme.
  • Managing and mitigating project risks — while spotting opportunities to improve value, efficiency and customer experience.
  • Ensuring full compliance — from internal requirements (finance rules, governance approvals, contracts, snagging closure, Tesco H&S policy) to external obligations (H&S at Work Act, CDM, planning, building control, highways, landlord consents).
  • Collaborating with TBS to produce accurate site plans, retail layouts, designs and costings for governance approvals.
  • Owning external relationships — including developers, local authorities, statutory bodies and service providers, ensuring smooth progress at every stage.
  • Leading end‑to‑end projects — guiding each scheme through the full Tesco property and business process, working closely with internal teams and external partners.

Qualifications

  • Construction project management in live trading environments.
  • Managing design teams and navigating RIBA Work Stages.
  • Retail or mixed‑use development experience.
  • Cost management and commercial awareness.
  • Health and safety leadership.
  • Working with developers, landlords and statutory bodies.
  • JCT contracts & appointments.
  • Experience with new builds, mixed‑use schemes and Tier 1 & Tier 2 contractors.
  • Construction‑related qualifications are desirable but not essential – we value capability, curiosity and drive.
