About The Role

Advance is a national housing and support provider that has been operating for over 50 years. We are launching our “Customers at the Heart” strategic plan, and you will be part of a brand‑new Asset Manager role that shapes how we manage, invest in and future‑proof our housing portfolio. You will deliver long‑term asset planning, sustainability and major works to ensure our homes remain safe, high‑quality and ready for the future.

What You’ll Do

  • Lead, develop and inspire a small team focused on asset management and property services.
  • Deliver a forward‑looking Asset Management Plan to guide investment and improvement.
  • Plan and deliver our programmed and cyclical works — from major repairs and upgrades to decarbonisation and sustainability projects.
  • Manage budgets and ensure works are high‑quality, compliant and value for money.
  • Oversee contractor frameworks, performance, health & safety and continuous improvement.
  • Strengthen our asset data, stock condition intelligence and long‑term planning.
  • Keep customers and colleagues engaged and informed throughout programmes of work.

What We’re Looking For

  • Strong experience in social housing asset management, planned investment, and major works delivery.
  • Excellent understanding of property legislation, compliance, tenancy and leasehold matters, and H&S.
  • Confident people manager with experience of leading staff and contractors.
  • Skilled at balancing priorities, analysing data, planning workloads and making decisions.
  • Strong communicator with excellent numeracy, IT skills and an eye for improvement.
  • Someone who lives our PRIDE values — Partnership, Respect, Innovation, Drive and Efficiency — and is motivated by creating safer, better homes.
  • Experience supporting vulnerable customers is essential; relevant professional qualifications are a bonus.

Benefits Of Working For Advance

  • Paid holiday (from 25 days up to 30 days with long service in addition to bank holidays, pro rata for part‑time hours)
  • Sector specific training as part of induction plus opportunities for professional development
  • Access to Perks at Work, including discounts on cinema tickets, shopping vouchers and more
  • Long‑service awards payable in 5‑year increments
  • Golden Hello/referral incentive up to £500
  • Cycle to work scheme
  • Access to Employee Assistance Programme
  • Free DBS (Disclosures and Barring Service)
  • Excellent opportunities to progress your career within Advance
  • Enrolment in a pension scheme with matched contributions above the statutory minimum (if you meet the enrollment threshold)
