Role OverviewW Property Solutions is seeking a highly organised and proactive Block Manager to manage a portfolio of residential developments across London and within the M25.
The role requires full ownership of day-to-day management, ensuring developments are well maintained, fully compliant with statutory requirements, and that clients receive a consistently high standard of service.
This is a hands-on position suited to someone who is detail-oriented, accountable, and confident working in a fast-paced environment.
Key ResponsibilitiesPortfolio ManagementManage a portfolio of residential blocks and estatesAct as the primary point of contact for clients, leaseholders, and RMC directorsCarry out regular site inspections with clear reporting and action trackingEnsure all properties are maintained to a high standard
Client & Leaseholder CommunicationManage all correspondence in a timely and professional mannerAttend AGMs and client meetings where requiredIssue formal communications including notices, updates, and consultationsHandle complaints and queries effectively, maintaining strong relationships
Compliance & Risk ManagementEnsure full compliance across developments, including:Fire Risk AssessmentsHealth & Safety requirementsAsbestos reportsLift and plant servicingTrack and implement all recommended actionsOversee insurance requirements and claims where necessary
Contractor & Maintenance ManagementAppoint and manage contractors and service providersObtain and assess quotations to ensure best valueOversee works on site to ensure quality and completionApprove contractor invoices in line with completed works
Service Charge & Financial OversightAssist with the preparation of annual service charge budgetsMonitor expenditure against budget and report variancesReview and approve invoicesWork closely with the accounts team to ensure accurate reporting
Major Works & ProjectsSupport Section 20 consultationsCoordinate planned maintenance and capital worksLiaise with consultants, surveyors, and contractorsEnsure projects are delivered on time and within budget
Key Skills & ExperienceMinimum 23 years experience in block/property managementStrong understanding of leasehold management and complianceExperience managing service charges and contractorsExcellent written and verbal communication skillsHighly organised with strong attention to detailAble to manage multiple priorities effectively
