Job Description:

We are seeking an experienced Commercial Manager to join a client-side team delivering a major hyperscale data centre project in Berlin.

This is a key leadership role responsible for commercial strategy, procurement, contract management, and cost control across a large-scale mission-critical development.

Working closely with project directors, design teams, consultants, and construction partners, you will ensure robust commercial governance and value-driven project delivery from pre-construction through to completion.

Key Responsibilities

• Lead all commercial and contractual aspects of a major data centre development in Berlin.

• Develop and implement procurement strategies, including tendering, bid evaluation, negotiation, and contract award.

• Manage cost planning, budgeting, forecasting, and financial reporting throughout the project lifecycle.

• Oversee CSA and MEP commercial packages, ensuring value optimisation and effective cost control.

• Identify, manage, and mitigate commercial risks and opportunities.

• Administer and negotiate construction contracts, variations, claims, and final accounts.

• Collaborate with project delivery, design, and construction teams to ensure commercial objectives align with programme and technical requirements.

• Build strong relationships with contractors, consultants, and key stakeholders to drive performance and successful project outcomes.

• Provide commercial leadership and support to wider project teams where required.

Candidate Requirements

• 5+ years’ experience in Commercial Management, Quantity Surveying, or Cost Management within large-scale construction projects.

• Previous experience on data centre, mission-critical, industrial, or major infrastructure projects.

• Strong understanding of CSA and MEP packages.

• Experience managing high-value construction contracts and complex procurement processes.

• Excellent commercial, contractual, and financial management skills.

• Strong stakeholder management and negotiation capabilities.

• Experience working within a client-side, developer, consultancy, or major contractor environment.

• Willingness to regularly travel to Berlin.
