BN1 Surveyors is a specialist building surveying and fire safety consultancy providing technical expertise across fire door inspections, fire compartmentation surveys, external wall investigations, intrusive building fabric investigations, Fire Risk Appraisals of External Walls, EWS1 support, retrospective fire strategies, gap analysis and Building Safety Case reporting under the Building Safety Act 2022. We combine detailed site investigation with robust technical reporting to deliver clear, practical and defensible outputs for clients across the residential and mixed-use sectors.

We are seeking a Building Surveyor with a genuine interest in fire safety and building safety to play a key role in site inspections, evidence capture, desktop reviews and technical reporting across our core service lines.

Role Overview

We are looking for a Building Surveyor to join our Fire Safety Team. This role is suited to someone with a building surveying, construction, facade, clerk of works, architectural technology or related built environment background who wants to develop specialist knowledge in fire doors, compartmentation, external wall appraisal, passive fire protection and building safety compliance.

You do not need to be a fire engineer. We are looking for someone who understands how buildings are put together, enjoys detailed inspection work and can record site findings clearly. The right candidate will support and deliver inspections involving fire doors, compartmentation, external walls, intrusive openings, photographic records, marked-up drawings, document reviews and technical report drafting.

The role will involve site-based work, desktop research, technical reporting and ongoing professional development. You will work with senior technical colleagues while developing the competence and experience required to progress within the building surveying and fire safety sector.

Key Responsibilities

·        Carry out site inspections and surveys across a range of building types, including residential blocks, mixed-use buildings, commercial premises, schools and refurbishment projects. This may include fire door inspections, fire compartmentation surveys, external wall inspections and general building safety inspections.

·        Gather and record site evidence, including photographs, notes, measurements, marked-up drawings, construction details, defect observations and material information.

·        Attend intrusive investigations and support the recording of facade and building fabric build-ups, cavity barriers, insulation, fire breaks, openings, interfaces and sample locations.

·        Support the preparation of technical reports, including fire door inspection reports, compartmentation reports, external wall investigation reports, FRAEWs, EWS1 support notes, gap analysis reports and retrospective fire strategy documents.

·        Assist with reviewing drawings, specifications, fire strategies, intrusive investigation reports, product data, test evidence, O&M information and other documents relevant to fire safety and building construction.

·        Develop and apply an understanding of key fire safety guidance and standards, including Approved Document B, PAS 9980:2022, BS 9991, BS 9999 and relevant passive fire protection guidance.

·        Support quality assurance processes by checking reports, photographs, plans, schedules and appendices for accuracy, consistency and completeness before issue.

·        Attend project meetings, site inspections and client meetings with senior members of the team where appropriate.

·        Keep accurate records of work, manage your own tasks responsibly and contribute to internal training, CPD and knowledge sharing.

Requirements

·        Degree or equivalent qualification in Building Surveying, Building Engineering, Construction Management, Fire Safety, Architectural Technology or another relevant built environment discipline.

·        Experience in building surveying, construction inspection, facade investigation, fire safety surveying, clerk of works or a related technical role.

·        Good understanding of building construction, materials, building fabric, refurbishment works and common defects, particularly within residential and mixed-use buildings.

·        Genuine interest in fire safety and building safety, with willingness to develop technical knowledge across fire doors, compartmentation, external walls and relevant guidance.

·        Ability to write clearly and professionally, with strong attention to detail and confidence recording site findings through photographs, notes, measurements, schedules and marked-up drawings.

·        Comfortable attending site inspections, intrusive investigations and occupied buildings, and liaising professionally with clients, contractors, residents and internal colleagues.

·        Organised, reliable and able to manage multiple inspections, document sets and reporting deadlines with support from senior colleagues.

·        Willingness to travel to sites across the UK when required. A full UK driving licence and access to a vehicle would be beneficial.
