Quantity Surveyor- Construction, Derbyshire

We are supporting a leading UK specialist contractor in the appointment of a commercially focused Quantity Surveyor to join their pre-construction function.

Operating nationally, the business is recognised for delivering complex foundation, piling, and ground engineering solutions across residential, commercial, and infrastructure projects. They partner closely with Tier 1 contractors, developers, and major housebuilders, providing technically led, value-driven solutions from early engagement through to delivery.

This role offers the opportunity to play a key part in shaping commercially robust project wins, with a strong emphasis on pre-contract activity, stakeholder engagement, and value engineering.

Key Responsibilities

  • Support the pre-construction team in developing commercially competitive tenders and proposals.
  • Lead and support the negotiation of contract terms and conditions with Tier 1 contractors, Tier 2 partners, and major housebuilders
  • Provide commercial input into value engineering options and alternative technical solutions
  • Review tender documentation, identifying key commercial risks and opportunities
  • Collaborate with estimating, engineering, and operational teams throughout bid stages
  • Build and maintain strong client and contractor relationships at early project phases
  • Contribute to pricing strategies, cost plans, and bid submissions
  • Support the handover of secured projects into delivery, ensuring clear commercial align

Key Requirements

  • Experience in a Quantity Surveyor / Commercial role within construction, civils, ground engineering, or specialist subcontracting
  • Strong pre-contract experience, including tendering, commercial review, and negotiation
  • Proven experience negotiating T&Cs with Tier 1 contractors and/or major housebuilders
  • Good understanding of standard forms of contract (e.g. NEC,JCT)
  • Strong commercial acumen with the ability to influence decision-making at early stages
  • Excellent communication and stakeholder management skills
  • Degree-qualified in Quantity Surveying or similar (or equivalent experience)
  • RICS (or working towards) is advantageous
