Commercial Manager – FM Contracts (Education & Healthcare)

An opportunity has arisen for an experienced Commercial Manager to join a high-performing team delivering complex Facilities Management contracts across the UK within the education and healthcare sectors.
This role will see you take ownership of the commercial performance of a multi-site portfolio valued at circa £11m, working closely with operational teams to drive value, manage risk, and support long-term contract success.
The Role
You will play a key role in the commercial oversight of large-scale FM contracts, ensuring financial performance, contractual compliance, and operational efficiency are maintained across multiple sites.
Key Responsibilities
- Manage day-to-day commercial performance across a multi-site FM portfolio
- Analyse contract payment mechanisms, monitor KPIs, and identify areas for improvement
- Support contract teams with identifying opportunities for growth and added value
- Oversee contract variations, subcontractor agreements, and dispute resolution processes
- Ensure all billable works and contractual obligations are accurately captured
- Manage invoicing, work-in-progress (WIP), and payment processes
- Support lifecycle planning, budgeting, forecasting, and monthly reporting
- Produce performance reports and analyse financial variances
- Identify and mitigate commercial risks while maximising opportunities
- Support bid activity through contract review and commercial input
- Lead commercial assessments and coordinate responses across internal teams
- Engage with clients to manage expectations and negotiate outcomes
- Build and maintain strong relationships across stakeholders and supply chain
- Deliver clear commercial insights and support decision-making at all levels
✅ About You
- Proven experience in a senior commercial role within FM or related sectors
- Strong understanding of complex contract environments (e.g. PFI, NEC, JCT or similar)
- Knowledge of both hard and soft FM services, including lifecycle planning
- Commercially astute with strong analytical and negotiation skills
- Comfortable working across multiple stakeholders and sites
- Degree-qualified or professionally accredited (preferred but not essential)
