Venn Group are recruiting for an experienced Contract Manager to join a Social Housing organisation on a long term rolling contract. This Contract Manager role will support the delivery of planned works, asset management programmes and investment projects across housing stock.
This Contract Manager position is ideal for someone with strong contractor management, contract administration, planned maintenance and Social Housing experience. The successful Contract Manager will work closely with internal teams, contractors, consultants and residents to ensure works are delivered safely, on time, within budget and to the required quality standards.

The role
As Contract Manager, you will manage consultants and contractors delivering programmes of work across housing stock. The Contract Manager will monitor performance, chair progress meetings, manage budgets, oversee health and safety compliance and support tenant engagement throughout planned works.
You will also support procurement, specifications, tender documentation, contract mobilisation, grant funding requirements and post inspections of completed works.
Key Responsibilities
• Manage contractors and consultants delivering planned works and investment programmes
• Monitor contract performance against KPIs, programme, quality and budget
• Chair progress meetings and manage contract administration
• Ensure works comply with health and safety legislation, CDM and quality procedures
• Undertake or commission health and safety audits and pre construction risk assessments
• Liaise with residents during planned works, including consultation and satisfaction monitoring
• Support procurement activity including briefs, specifications, tender documents and tender analysis
• Manage variations, valuations, WIP, budgets and post inspections
• Oversee specialist surveys and coordinate remedial works where required
• Ensure housing management and asset systems are updated with accurate data
• Support grant funding applications and payment claims
• Ensure projects meet energy requirements, PAS2035 and net zero carbon objectives
About you
• Experience working as a Contract Manager within Social Housing, construction or maintenance
• Strong background managing contractors, consultants and planned works programmes
• Good understanding of health and safety, CDM and building industry compliance
• Experience producing specifications and managing tender processes
• Confident with budget management, valuations, variations and reporting
• Experience carrying out quality inspections, audits and post inspections
• Strong communication skills with residents, contractors and internal teams
• Full driving licence and access to own vehicle
