Our Block Management Department currently manages approximately 90 residential blocks and consists of a Team Leader, three Block Managers, an Administrative Assistant, and two Block Management Accounts Assistants.

The Role

As a Block Manager, you will be responsible for managing your own portfolio of residential blocks, ensuring a high standard of service for Freeholders and Leaseholders while maintaining full legal and regulatory compliance.

You will work closely with the wider Block Management team and receive the support and guidance needed to develop your career and succeed in the role.

Key Responsibilities

  • Communicate clearly and professionally with Leaseholders, Freeholders, Contractors, and Solicitors
  • Plan and oversee preventative planned maintenance (PPM) programmes
  • Respond promptly and effectively to maintenance issues and enquiries
  • Ensure all managed properties comply with current health and safety regulations
  • Arrange and monitor Fire Risk Assessments (FRAs)
  • Issue invoices and monitor expenditure
  • Prepare service charge budgets and year-end accounts
  • Attend and chair Annual General Meetings (AGMs) and residents’ meetings
  • Conduct regular property inspections
  • Manage the onboarding of new developments and blocks
  • Resolve disputes efficiently, professionally, and in a timely manner

Requirements

  • A minimum of one year’s experience in Block Management
  • A strong desire to develop and succeed within the property sector
  • Excellent interpersonal and communication skills
  • High levels of emotional intelligence, with the ability to manage and resolve conflict effectively
  • Strong attention to detail
  • Good IT skills and confidence using property management software and Microsoft Office applications
  • Ability to work under pressure and meet deadlines
  • A full UK driving licence would be advantageous

Location and Hours

This is a full-time office-based role located in Finchley Central.

Working hours are Monday to Friday, 9:00am to 5:30pm.
