Overview

The Maintenance Operative – Fabric role supports NHS Property Services in delivering building services maintenance and repairs across NHS premises. The role requires ensuring buildings are maintained to high standards and providing a safe environment for visitors, customers and staff.

Key Duties

  • Deliver scheduled, reactive and remedial maintenance services as directed by the PPM planner, helpdesk or Technical Services Supervisor.
  • Support minor works manager activities and undertake routine repairs or minor works including joinery, painting, decoration, general building and ground works, and general plumbing.
  • Maintain site log books and complete suitability risk assessments before undertaking work.
  • Assist the Projects/Construction team and Team Leader in delivering minor capital works to NHS premises.
  • Work within all NHSPS Health, Safety & Wellbeing Policies, statutory regulations and relevant technical guidance.

Key Responsibilities

  • Carrying out general fabric maintenance and responsive repairs.
  • Carpentry and joinery works.
  • Minor building and repair works.
  • Supporting basic plumbing tasks where required (e.g. tap temperature checks).
  • Ensuring all work is completed safely and in line with health, safety and compliance standards.
  • Working independently across sites using a company‑provided van and tools.
  • Cover sites between Oxfordshire and Berkshire; based at Berinsfield Health Centre, Wallingford.

Qualifications

  • NVQ Level 2 or higher BTEC/City & Guilds or equivalent; formal apprenticeship or craft trained equivalent.
  • Full UK Driving Licence.

Experience

  • Previous experience within a building maintenance environment.
  • Experience undertaking minor works and repairs.
  • Experience working within method statements or permit to work systems.
  • Experience delivering maintenance services under specifications such as SFG20.
