Senior Commercial Manager
Location: BristolSalary: £100,000+ (DOE) + PackageScheme: £50m Refurbishment
The Opportunity
An exciting opportunity has arisen for an experienced Senior Commercial Manager to take a leading role on a £50 million refurbishment scheme in central Bristol. This high‑profile project involves the major redevelopment of an existing commercial building, delivering a cut‑and‑carve transformation with Cat A fit‑out. Works include extensive structural alterations, significant MEPH upgrades, and full façade replacement, creating a high‑quality, modern commercial space.
Key Requirements
- Proven experience delivering projects circa £50m in value
- Experience with a Tier 1 or Tier 2 main contractor
- A strong track record delivering cut & carve and Cat A commercial schemes
- Solid knowledge of JCT Design & Build contracts
- Strong commercial and process management skills
- Procurement schedules
- Provisional sum management
- Cost Value Reconciliation (CVR) reporting
- Experience overseeing major MEPH packages and façade replacement works
- A proven ability to manage subcontractors effectively (firm but fair)
- Experience leading a commercial team of approximately 5 staff
The Role
Pre‑Construction
- Develop and manage the procurement strategy, a key project control tool
- Build strong relationships with the client, PQS, and professional team
- Lead trade contractor procurement, from pre‑qualification through to award
- Produce detailed trade package documentation
- Contribute to budgeting, cost planning, and value engineering
- Manage the tender event schedule alongside the design team
- Establish and agree the initial cost/value reconciliation baseline
Construction Phase
- Implement robust financial controls and reporting systems with a “no surprises” approach
- Manage and administer all trade contracts and letters of intent
- Lead change control processes, assessing cost and programme implications
- Produce and manage monthly CVRs, cost reports, and cashflow forecasts
- Oversee valuations and ensure timely client payments
- Monitor procurement and expenditure against budgets
- Support the project team to ensure programme and commercial alignment
Post‑Construction
- Lead the agreement of final accounts with subcontractors and client representatives
- Complete final CVR and cost reconciliation reporting
- Ensure thorough project close‑out and document archiving
- Finalise all warranty and commercial documentation
Your Approach
- Work collaboratively with the supply chain to build long‑term relationships
- Engage closely with clients, consultants, and PQS, ensuring best value delivery
- Maintain a proactive, “no surprises” approach to cost management
- Be hands‑on and detail‑focused, particularly regarding project finances
- Understand and support programme delivery through commercial input
- Mentor and develop junior commercial staff
- Promote a culture of quality, accountability, and high standards
- Be organised, structured, and solution‑focused, addressing issues early
