Role Purpose
The Maintenance Surveyor will provide a responsive surveying service across Southern Housing’s property portfolio. The role is responsible for ensuring all housing stock is maintained to a high standard, with all repairs and maintenance works delivered in line with statutory, regulatory, and organisational requirements.
You will act as the key technical link between residents, contractors, and internal teams, ensuring high-quality, cost-effective, and compliant delivery of repairs and maintenance services.
Key Responsibilities
1. Property Inspections & Repairs Management
- Undertake site inspections in response to repair requests
- Diagnose building defects and determine appropriate remedial actions
- Monitor repair works at pre, mid, and post‑inspection stages
- Take corrective action where works are not meeting required standards
- Report progress and issues to the Contract Manager
2. Technical Assessment & Specifications
- Analyse building defects and identify root causes
- Prepare detailed specifications for remedial and repair works
- Ensure all specifications meet current building regulations and legislative standards
- Provide technical advice on construction‑related defects and prevention
3. Contractor & Procurement Management
- Obtain quotations and estimates in line with procurement procedures
- Scrutinise contractor pricing, variations, and proposals to ensure value for money
- Support contract administration and ensure compliance with procurement law and contractual obligations
- Monitor contractor performance and ensure quality delivery of works
4. Budget & Cost Control
- Ensure works are delivered within agreed budgets
- Challenge costs where appropriate to achieve best value
- Review variations and ensure justification and accuracy
5. Resident & Stakeholder Engagement
- Act as a point of contact for residents regarding repair enquiries and updates
- Communicate progress clearly via phone, email, and text
- Maintain high levels of customer care in all interactions with residents, leaseholders, and stakeholders
- Manage expectations and resolve service issues professionally
6. Compliance & Health and Safety
- Ensure all works comply with relevant building regulations and health & safety legislation
- Maintain awareness of statutory obligations and housing standards
- Ensure contractors operate safely and in accordance with required standards
7. Reporting & Administration
- Produce detailed inspection reports, specifications, and supporting documentation
- Use IT systems (including Word, Excel, and housing management software) to record and track cases
- Provide regular updates and reports to management teams
Skills & Experience Required
- Experience working as a Building Surveyor or Maintenance Surveyor within a maintenance or housing environment
- Experience carrying out property inspections (pre, mid, and post works)
- Strong knowledge of building defects, construction methods, and repair solutions
- Understanding of building regulations, health & safety legislation, and housing standards
- Knowledge of procurement processes and contract management
- Ability to assess contractor quotations and ensure value for money
- Strong communication skills with the ability to deal effectively with residents and stakeholders
- Competent IT skills, including Word, Excel, and reporting systems
