A leading UK construction contractor is seeking an experienced Building Services Manager to join its growing team in the Inverness area. The Role

As Building Services Manager, you will take ownership of the design and delivery of Mechanical & Electrical (M&E) services across projects. You’ll lead the coordination of outsourced design, oversee installation, and ensure delivery aligns with programme, cost, and quality targets.

Key responsibilities include:

  • Managing M&E consultants and subcontractors through design, installation, testing, and commissioning phases
  • Leading the development and coordination of building services design on projects and bids
  • Ensuring compliance with CDM 2015 regulations and promoting safe design principles
  • Identifying and mitigating design risks while maximising opportunities
  • Supporting procurement and appointment of M&E designers and consultants
  • Developing and managing design programmes, deliverables, and information release schedules
  • Coordinating statutory approvals and third‑party requirements (e.g. utilities)
  • Reviewing designs for buildability, sequencing, and coordination
  • Conducting site inspections to ensure installations meet design intent
  • Driving high‑quality standards across subcontractors and ensuring specification compliance
  • Building strong relationships with clients, internal teams, and external stakeholders
  • Managing design changes with a strong commercial awareness

About You

  • Qualified in Building Services Engineering (HNC/Degree or equivalent)
  • Proven experience in a Building Services or M&E role, ideally with a main contractor
  • Strong knowledge of CDM 2015 and Scottish Technical Standards
  • Solid understanding of health & safety practices within construction
  • Ability to interpret technical drawings, specifications, and construction programmes
  • Strong grasp of buildability and construction methodology
  • Analytical mindset with excellent problem‑solving skills
  • Confident communicator, capable of engaging with senior stakeholders
  • Commercially aware with experience managing design change processes
