Project Manager

Our client are seeking an experienced Project Manager (No.1) to lead the delivery of a new build 70‑bed care home in Whitstable, Kent. This is a 3‑storey reinforced concrete (RC) frame project with an 18‑month programme, requiring a strong leader capable of managing the scheme from early construction through to completion and handover.

Key Responsibilities

• Take full responsibility as No.1 on site, reporting to senior leadership
• Manage the project programme, ensuring delivery on time and within budget
• Coordinate and lead site teams, subcontractors, and suppliers
• Oversee all phases of the build, with a focus on RC frame and superstructure delivery
• Maintain high standards of health & safety, quality, and compliance
• Chair site meetings and provide regular progress reports to stakeholders
• Manage client relationships and ensure expectations are met or exceeded
• Identify risks and implement mitigation strategies

Requirements

• Proven experience as a Project Manager / Senior Site Manager on similar projects
• Strong background in RC frame construction and multi‑storey developments
• Experience delivering care homes, residential, or healthcare schemes (preferred)
• Ability to manage projects as the lead (No.1) on site
• Excellent leadership, communication, and organisational skills
• Strong commercial awareness and programme management capability
• Relevant construction qualifications (e.g. HNC/HND/Degree or equivalent)
• SMSTS, CSCS (Black/White), and First Aid certification
