Development DirectorLocation: National (Hybrid)

Galliford Try Investments (GTI) is expanding its Development Management team as part of its ambition to deliver 1,200 new affordable homes by 2030. We are seeking an experienced Development Director to lead on sourcing, securing, and delivering high‑quality affordable housing schemes across the UK.

What you will be doing:

Identify, source and secure new development opportunities, leading initial feasibility analysis and shaping compelling investment propositions for Registered Providers and For‑Profit clients.

Lead and direct the end‑to‑end bid process, setting clear strategic direction and ensuring alignment across internal teams, external partners and professional advisors to deliver high‑quality, competitive submissions.

Take full accountability for the development, quality and submission of final bid proposals, ensuring a clear, compelling and commercially robust offer.

Build and maintain senior‑level relationships across the sector, negotiating and structuring commercially advantageous agreements with partners, landowners, agents and public sector bodies.

Oversee the preparation and integrity of development appraisals, ensuring full cost capture, robustness of assumptions and alignment with investment criteria.

Lead the development and execution of planning strategies, ensuring a clear and coordinated approach to securing successful planning outcomes.

Lead commercial negotiations from Preferred Bidder stage through to Financial Close, ensuring robust contractual outcomes aligned with business objectives.

About you:

Proven experience delivering affordable housing developments end‑to‑end.

Strong background in land sourcing, acquisitions and partnerships.

Commercially astute with strong deal structuring and negotiation skills.

Excellent communication, stakeholder management and presentation skills.

Able to manage multiple priorities and work to deadlines.

Proactive, organised and confident working independently or leading teams.

Degree qualified or equivalent experience.
