Position Overview

Assistant Director of Repairs and Maintenance – Permanent, 35 hours per week, national remit with hybrid working across multiple UK locations. Salary circa £90k per annum.

This role leads the responsive repairs and voids service, ensuring homes are maintained to a high standard, delivered efficiently, cost‑effectively and in a customer‑focused manner. The incumbent will modernise services, improve performance, enhance customer satisfaction and develop strong partnerships across the organisation and with contractors.

Responsibilities

  • Lead the delivery of responsive repairs and voids maintenance services
  • Drive continuous service improvement using customer insight, complaints and performance data
  • Manage contractors and suppliers, ensuring strong performance and value for money
  • Lead procurement activity and build long‑term strategic partnerships
  • Ensure compliance with health & safety legislation across all activities
  • Manage budgets and maintain strong financial control
  • Oversee void turnaround to minimise rent loss and maximise efficiency
  • Handle disrepair cases, ensuring effective resolution and learning
  • Act as the technical lead for repairs, working closely with customer contact teams to improve right‑first‑time delivery
  • Engage customers and stakeholders in shaping and improving services
  • Monitor and report on performance to senior leaders and governance groups

Qualifications

  • CIH Level 5 (or equivalent with CIH top‑ups), or willingness to work towards
  • Relevant qualification or substantial experience in construction or asset management
  • Proven leadership experience delivering high‑performing repairs and voids services, achieving excellent customer satisfaction outcomes
  • Strong leadership and motivational skills, with the ability to build and sustain a high‑performance team culture
  • Demonstrated track record of delivering high‑quality, customer‑focused repairs and maintenance service
  • Strong commitment to customer and building safety alongside service delivery
  • Excellent understanding of repairs performance, with strong commercial awareness
  • Experience managing significant budgets and overseeing procurement activity
  • Strong negotiation skills with the ability to manage complex issues effectivelyHighly effective communication and interpersonal skills
  • Proven ability to collaborate across teams to deliver sustainable service improvements
  • Full UK driving licence and access to a vehicle, with the ability to travel extensively across sites and estates
