EQUANS is looking for a General Maintenance Operative at Leicester Crown & County Court for our HMCTS contract. This role would be a permanent full‑time role working 37.5 hours per week. On offer is a competitive salary and benefits package.
General Overview
The primary purpose of the role is to carry out both planned and reactive maintenance on a wide variety of fabric and limited engineering assets, ensuring all activities are completed safely, on time and in accordance with the contracted output specifications and EQUANS processes and procedures. This includes legionella control and monitoring activities.
Responsibilities
- Inspect/repair floor, walls, ceilings and roofs
- Inspect/repair free‑standing and fitted furniture
- Inspect/clear drainage and gully systems
- Complete PPMs and reactives according to skillset
- Carry out water flushing and tap temperature checks
- Inspect/repair doors (incl. fire doors), windows and associated furniture
- Painting, re‑decorating and hanging of pictures/signs/notices
- Assist engineering staff in a wide range of duties as required
- General site services; sweeping and tidying
- Carry out ad‑hoc activities supporting EQUANS and client team including moves/changes
- Ensure that reactive tasks throughout the sites are completed and highlight areas for improvement
- Ensure suitable consumables are available to carry out both maintenance and reactive works
- Provide parts lists and estimated timescales for remedial works
- Complete all relevant paperwork/CAFM regarding planned and reactive activities and pass it without delay to the contract administrator
- Prepare and use method statements and risk assessments for all tasks to ensure safe working practices
- Develop a good working relationship with all EQUANS staff, subcontractors and client representatives
- Maintain a safe and healthy working environment; wear uniform and PPE at all times
- Present a professional image of EQUANS to clients at all times
- Keep plant rooms under EQUANS responsibility clean and tidy
- Supervise and monitor subcontractor work while on site for fabric tasks
- Arrange and provide holiday and sickness cover on short notice and be flexible in working patterns
- Undertake lone working where and when required, subject to satisfactory training
- Ensure assigned tasks are actioned and completed appropriately
- Maintain awareness and compliance with contractual KPIs/SLA’s
- Keep the CAFM system (e.g., PlanOn) up to date and close PPM and reactive tickets with accurate data captured
- Carry out any other task as directed by the account management team
Client / Customer
- Respond in a timely manner to verbal and written requests
- Produce information for quotations
Helpdesk – PPM
- Support the helpdesk when reporting or updating planned and reactive activities
- Be available for out‑of‑hours call‑out support for the contract if required
Compliance
- Gain technical appointments as required (e.g., LVCP and Water Hygiene CP) to permit lamp changing and L8 activities (e.g., tap flushing)
- Produce condition/dilapidation reports for fabric assets
- Inform supervisor immediately if dangerous circumstances occur
SHEQ
- Comply with requests for information from the SHEQ manager
- Work to the company health and safety policy
- Ensure PPE is safe to use
- Report accidents and near misses in a timely manner
- Ensure test equipment is within calibration
- Follow method statements and risk assessments for all works
Impact
We require a fully reliable and competent handyman/fabric tech who can work on their own initiative, within a team or oversee subcontractors, producing good quality reports on their findings and work. The role will involve being the face of EQUANS, so a smart appearance and the ability to discuss findings with others including customers is required.
Complexity
The successful candidate will be able to work unaided, build rapport with end users and customers, and promote EQUANS’s values. They must have excellent knowledge of carpentry, plumbing, and/or painting/decorating techniques and an eye for detail with an awareness of quality standards.
Qualifications
Must have an NVQ (or similar) in one of the following: plumbing, carpentry, decorating services.
Experience
Demonstrable experience in carpentry, painting, plumbing or flooring in a construction, repair or maintenance environment. Good knowledge of fire door maintenance and inspection techniques. Understanding of legionella control techniques (e.g., tap flushing).
