Job Description:

Residential Surveyor – Hybrid Associate (Supported Self-Employment)

Location: West Midlands / Warwickshire

Type: Self-Employed Associate (Supported Model)

Haydens Residential Surveying is an independent RICS-regulated surveying practice operating across the West Midlands and surrounding areas. Due to continued growth and increasing demand, we are expanding our team and introducing a new hybrid associate role designed to provide the benefits of self-employment with the security and support of an established practice.

This opportunity is designed for surveyors considering a move from employment into supported self-employment.

The role combines the independence and earning potential of self-employment with the reassurance of a guaranteed retainer, an established pipeline of work and administrative support.

The Role

Surveyors will undertake a mix of RICS Level 2 and Level 3 residential surveys across their allocated local area.

Typical workload is around 8–10 inspections per week depending on property type and location.

Importantly, all enquiries and instructions are handled centrally and booked directly into the surveyor’s diary. Administrative coordination and client communication are supported by the business, allowing surveyors to focus primarily on inspections and report writing.

Type of Work

  • Minimal private valuation work where appropriate
  • No lender panel valuation work.
  • The focus of the practice is on high-quality private residential survey work.

Earnings

The role includes:

  • 35% fee split on completed surveys
  • Typical earnings £85,000+ depending on workload

What We Provide

  • Guaranteed monthly retainer
  • Established pipeline of survey instructions generated by the business
  • Work booked directly into your diary
  • Administrative support for bookings and client enquiries
  • Modern systems and reporting software
  • Flexible working and diary management
  • Opportunity to develop professional relationships locally

The aim is to provide the independence and earning potential of self-employment while removing much of the risk associated with starting entirely alone.

Candidate Requirements

  • AssocRICS, MRICS or equivalent residential surveying qualification
  • Experience carrying out RICS Level 2 and Level 3 surveys
  • Professional communication with clients and agents
  • Ability to work independently within a supportive team environment

Location

West Midlands / Warwickshire – surveyors will work within a local patch based on their location.

If you would like to discuss the opportunity further, we would welcome a confidential conversation.
