Commercial Director – Vistry (Wolverhampton)
Commercial Director responsible for directing and leading the commercial strategy of the Vistry North West Midlands Business Unit and inspiring the commercial team to generate profit.
Responsibilities
- Direct and lead the commercial strategy of the Business Unit and drive profit generation.
- Oversee the regional Surveying, Buying and Estimating teams, coaching and developing them to meet departmental targets.
- Develop, review and implement the company’s strategic commercial objectives.
- Ensure accurate financial cost control, budgeting and forecasting.
- Manage relationships with subcontractors and third parties, negotiate contracts and make recommendations.
- Conduct market research and analysis to identify commercial opportunities, anticipate future market developments and assess risks.
- Govern the Commercial team, ensuring accountability, reporting and appropriate control systems.
- Oversee preparation of land purchase and construction budgets, authorise procurement, payments and claims.
- Monitor and update development budgets and cashflows, ensuring delivery against financial targets.
- Advise on technical solutions, buildability and costs at the design stage in partnership with the Construction Director.
- Prepare KPI and reporting information for senior management and board meetings.
- Support the development of professional standards, contracts and service level agreements across the department.
- Coordinate relationships with key stakeholders (Development, Construction, Customer Services) and build strong links at all business levels.
- Identify and manage commercial and operational risks.
- Support land bid submissions throughout the business unit.
- Promote the organisation’s commercial capabilities and maintain the Vistry Homes profile with external stakeholders.
- Ensure compliance with legal, regulatory and internal procedural requirements.
- Support performance and development of the Commercial team.
Qualifications
- Degree in Surveying, Building or a related field.
- Experience working within a residential house builder.
- Experience in people management and project leading.
- Knowledge of building regulations and legal obligations.
- Knowledge of construction methods and materials.
- Strong leadership and team‑player qualities.
- Experience supporting business growth.
- Well‑developed analytical, oral and presentation/communication skills.
- Ability to formulate commercial plans and ensure full engagement.
- Being a member of the Chartered Institute of Building (CIOB) or Royal Institute of Chartered Surveyors (RICS) is desirable.
