Key Responsibilities

Portfolio Monitoring & Risk Management

  • Oversee the performance of a development and transitional loan book.
  • Track covenant compliance, construction milestones, cost forecasts and project KPIs.
  • Review valuation updates, monitoring surveyor reports and sponsor performance.
  • Identify emerging risks, trends or underperformance, escalating issues where necessary.

Asset & Loan Management

  • Manage borrower relationships post‑execution, acting as the primary point of contact.
  • Coordinate and approve drawdown requests and development funding in line with facility terms.
  • Evaluate and recommend covenant waivers, amendments and consents.
  • Collaborate with external advisors including surveyors, valuers and technical consultants.

Workouts & Special Situations

  • Take a proactive role in managing challenged or distressed loans.
  • Support restructuring discussions and renegotiation of terms.
  • Work closely with external legal counsel on enforcement pathways if required.
  • Formulate recovery, mitigation and downside protection strategies.

Reporting & Governance

  • Produce periodic portfolio, risk and performance reporting for senior stakeholders.
  • Contribute to investor updates and internal committee materials.
  • Maintain internal risk ratings, provisioning assessments and monitoring frameworks.

Experience & Background

Candidates will typically bring 5-12+ years from one or more of the following areas:

  • Real estate debt funds
  • Development finance or specialist lenders
  • Bank structured finance, credit risk or workout teams
  • Real estate private equity with asset/portfolio management exposure

You should have direct experience with:

  • Managing development or transitional real estate loans
  • Construction monitoring, budget tracking and drawdown processes
  • Handling covenant breaches, restructurings and distressed scenarios
  • UK real estate lending, security structures and enforcement processes

Technical Skills

  • Strong grasp of development financing structures and deal mechanics.
  • Ability to analyse development appraisals, cashflow models and sensitivity scenarios.
  • Proficiency in Excel and financial modelling.
  • Comfortable interpreting valuation reports, MS reports and technical due diligence.
  • Understanding of senior, stretch, mezzanine and intercreditor arrangements.
  • Strong judgement around credit risk and borrower performance.
