Capital Works Delivery Manager
Location: Devon
Salary: Competitive
Length of Contract: 12 months FTC
A leading housing provider in the South West is seeking an experienced Capital Works Delivery Manager to lead the delivery of large-scale property investment and major works programmes across occupied residential stock.
This is a senior leadership role responsible for overseeing multi-million-pound capital works projects, managing contractor performance, ensuring compliance and health & safety standards, and delivering excellent customer outcomes across planned investment programmes.
You’ll lead a small delivery team while acting as the client representative across a range of refurbishment, compliance and asset improvement schemes.
Key Responsibilities
- Lead the delivery of capital investment and major works programmes across residential properties
- Manage contractors, consultants and supply chain partners across multiple projects
- Oversee budgets, forecasting, valuations and financial reporting
- Ensure full compliance with CDM 2015, H&S legislation and building safety requirements
- Line manage and develop a team of operational delivery staff
- Drive contractor performance through KPIs, governance and quality assurance
- Lead resident and stakeholder engagement throughout project delivery
- Produce performance reports for senior leadership and governance teams
About You
- Strong experience delivering planned works, capital projects or property improvement programmes within housing, property or construction
- Proven contract and contractor management experience
- Excellent understanding of building regulations, CDM and health & safety compliance
- Financially astute with experience managing project budgets and reporting
- Strong leadership, communication and stakeholder management skills
- Relevant construction or property qualification essential
- Full UK driving licence required

- Social housing experience
- Professional membership or chartered status (RICS/CIOB)
- NEBOSH, PRINCE2 or APM qualification
