Senior Operations Manager – North Middlesex University Hospital
Equans is looking for a Senior Operations Manager to join our team at North Middlesex University Hospital on a permanent basis. This is a full‑time role working 40 hours per week. On offer is a competitive salary, car allowance, bonus and benefits package.
The purpose of the role is to facilitate the Hard FM activities, undertaking the functional, technical and management aspects of the FM contract with respect to planned/reactive maintenance, minor project work and the Forward Capital Maintenance Programme requirements.
The post holder will be responsible for operational staff, budgets and performance of sub‑contractors within this work stream and maintain close liaison with the Client FM Function to ensure day‑to‑day requirements of delivering the FM contract are met. You will be responsible for contractual performance in accordance with agreed budgets, compliance with the Service Level Standards; whilst continually enforcing cost efficiencies and maximizing value received.
What you will deliver
- Deliver high quality Hard FM services ensuring added value, increased productivity and cost efficiencies wherever possible and encourage innovation from staff to provide ongoing service improvements.
- Recruit, select, motivate and manage the Hard FM services teams (where appropriate) and ensure an ongoing development to the highest standards of professionalism and customer service.
- Responsible for the management of planned maintenance regimes.
- Manage resource requirements for the Hard FM services, including the provision of labour and materials.
- Use and administer maintenance IT systems (Labour Management Systems, Building Management Systems, Planned Preventative Management Systems and Stock Control System) to ensure efficient utilisation of staff and resources; maintain assurance and accuracy of database.
- Liaise with the Procurement department on negotiating with suppliers to ensure conformity with Company requirements and maximise economies.
- Assist in the development of capital replacement programmes for plant and equipment in line with technological developments and PPM best practice.
- Undertake specialised projects as detailed by the General Manager.
- Prepare specifications for sub‑contracted works and maintenance contracts.
- Be responsible for the organisation and implementation of a rostered 24 hour shift system, emergency cover and on‑call service during non‑working hours, weekends and bank holidays; be part of the Duty Manager on‑call rota.
- Formulate suitable strategies, in conjunction with the general manager, to meet the demands of service provision, ongoing improvement, and adaptation to changing processes and environments.
- Exercise financial and commercial controls in the management of expenditure and income within agreed budgets and take remedial action where appropriate; maximise profitability of operations and deliver ongoing cost savings.

Who we are looking for
- Proven background in Facilities Management.
- Experience in Healthcare – desirable.
- Previous experience with PFI.
- Mechanical bias – desirable.
- Strong commercial awareness.
- Ability to understand Local Authority legislation.
- High level of verbal, written and numeric skills and computer literate.
- Self‑motivated; able to work on own initiative, liaise and delegate effectively with multi‑disciplinary operational staff.
- Must have a DBS Basic check – ability to pass essential.
- Evidence of right to work in the UK.
