King’s College London’s Directorate of Estates & Facilities is responsible for managing and developing the university’s diverse estate across five central London campuses, sport grounds and residences. With more than 100 buildings ranging from historic 18th-century landmarks to modern, purpose-built facilities, the directorate ensures that King’s provides high-quality, safe and accessible spaces for teaching, research, student life and community activity. The FM Asset Management team identifies, understands, and manages building systems across the estate to develop integrated whole-lifecycle replacement plans, embed decarbonisation, and oversee programmes at a strategic level to ensure resilience, compliance, and long-term values.

About the role:

The Senior Asset Fabric Manager plays a critical role in ensuring the high-standard management and maintenance of King’s College London (KCL) Built Environment. This role is essential for ensuring the safety of students, staff, and the public while preserving the historic legacy of the estates for future generations.

Responsibilities

  • Provide guidance on building lifecycle and asset strategies for replacement and maintenance across all KCL properties, ensuring compliance with legal and statutory obligations.
  • Develop maintenance standards—particularly for roofing and building envelopes—and manage documentation and policies for built assets.
  • Provide strategic guidance for the Historic Estate Portfolio, life safety systems, and contribute to lifecycle audits and capital projects in alignment with the college’s estate and decarbonisation strategy.
  • Coordinate fault-finding and maintenance audits, lead contractor and team performance, and provide guidance on estate operations.
  • Deliver training, mentor staff, and offer expert advice on construction and material selection to enhance building longevity and user experience.
  • Engage with stakeholders and pursue continuous improvement through emerging industry practices.
  • Ensure completion of all mandated Health & Safety training, including eLearning modules, within required timeframes to maintain compliance with statutory and organisational standards.
  • Maintain Building Maintenance Oversight and ensure compliance with legal and statutory obligations related to building maintenance across properties.
  • Develop external maintenance standards focusing on roofing systems and manage material specifications for internal and external building envelopes.
  • Provide guidance and oversight for the Historic Estate Portfolio and propose specialist contractors and consultants for estate management and restoration.
  • Ensure life safety systems compliance (e.g., fire doors, staircases) and coordinate related activities.
  • Conduct lifecycle audits and forward maintenance reviews as part of the combined Estate asset and decarbonisation strategy; advise on Capital Projects and Engineering campus projects.
  • Coordinate Estate Operations across the KCL estate to ensure smooth operations.
  • Develop and refine KCL’s Built Environment strategic plan, aligning with decarbonisation, historic preservation, and building longevity; manage planning and scheduling of Asset Team works.
  • Undertake fault-finding, reactive, and planned maintenance audits for all KCL properties under occupation and control.
  • Provide support and review contractor performance, resolve issues, oversee team member status reports, and maintain high standards.
  • Develop and maintain all documentation, policies, procedures, and specifications for built assets.
  • Act as a focal point for standards and technical advice on fabric operation, maintenance, repair, and replacement; deliver training on the management and maintenance of historic buildings; mentor and support continuous professional development for direct reports.
  • Provide expert guidance on material selection, design, and construction processes for projects; collaborate with Campus and Capital Project teams to improve user experience and lifecycle costs.
  • Serve as a liaison between stakeholders and management; identify needs and expectations to improve client satisfaction and foster lasting relationships; lead meetings, presentations, and discussions to share knowledge and best practices.
  • Establish and update procedures, policies, and standards to meet evolving Estates team requirements.
  • Stay informed of industry trends and emerging practices and share knowledge to improve operations and project outcomes.

This is a full-time (35 hours per week) role with an indefinite contract.

About you

Essential criteria

  1. Degree level in relevant area e.g. building surveying, facilities management etc.
  2. Extensive knowledge of building maintenance, including external and historic estate management
  3. Ability to manage budgets, resources and schedules effectively
  4. Expertise in life safety systems, lifecycle audits and decarbonisation strategies
  5. IOSH Managing Safely or equivalent
  6. Proven strong leadership and project management skills
  7. Excellent communication skills both oral and written, including an ability to write technical and non-technical papers including survey reports as required
  8. Excellent computer skills using Microsoft Office and particularly Microsoft Excel
