Head of Lettings – Richmond
Location: Richmond, London
Salary: £35,000 – £40,000 basic
On-target earnings: £80,000 – £100,000+ (uncapped commission)

Job Summary
An excellent opportunity for an experienced Head of Lettings or Senior Lettings Manager to lead a successful residential lettings team in Richmond. This role is ideal for a driven and commercially minded individual looking to take the next step within a well-established, multi-branch estate agency. You will be responsible for driving lettings performance, winning new business, and managing high‑value client relationships in a competitive London market.
Key Responsibilities
- Manage, lead, and develop a team of lettings negotiators
- Drive new lets, renewals, and overall branch revenue
- Conduct market appraisals and win new instructions
- Build and maintain relationships with landlords, investors, and tenants
- Negotiate tenancy agreements and oversee deals through to completion
- Identify opportunities to grow market share and increase profitability
- Monitor local market trends and competitor activity
- Ensure compliance with current lettings legislation and industry regulations
- Maintain high standards of customer service
Requirements
- Previous experience as a Lettings Manager, Senior Lettings Manager, or Head of Lettings
- Proven track record in generating new business and achieving targets
- Strong knowledge of the Richmond or wider London lettings market
- ARLA qualified or working towards qualification
- Excellent leadership and team management skills
- Strong negotiation and communication skills
- Commercially aware and target‑driven
- Full UK driving licence
