We’re looking for an experienced Building Manager to oversee the smooth operation of a high end residential development based in London, ensuring a high-quality living environment for residents while maintaining the property to the highest standards.
- Location: London, SW6
- Salary: £50,000-£55,000 Dependent on Experience
- Hours: Monday to Friday, 8am-4pm
The Role
- Overseeing planned and reactive maintenance, including contractor management.
- Ensuring communal areas are impeccably maintained and presented.
- Delivering outstanding customer service to residents and visitors.

What You’ll Do
- Building Management
- Conduct regular inspections of communal areas, ensuring cleanliness, functionality, and safety.
- Manage contractors, approve and assess maintenance work, and ensure compliance with safety protocols.
- Coordinate planned maintenance, ensuring timely execution to required standards.
- Manage stock levels for day-to-day items and facilitate meter readings for communal utilities.
- Oversee/conduct system tests, including emergency lighting, fire alarms, and lift emergency lines.
- Monitor parking compliance and address related issues.
- Provide input for budgets, residents’ meetings, and communication with directors.
- Maintenance & Repairs
- Arrange and follow up on reactive and planned maintenance.
- Oversee the carrying out of minor repairs such as replacing bulbs, adjusting doors, and other small tasks.
- Coordinate and follow up on emergency repairs.
- Resident Services
- Manage front-of-house services, including parcel and key handling.
- Ensure any on site staff or contractors are well adept in welcoming new residents, introducing house rules, and that they provide a visible on-site presence.
What You’ll Bring
Experience
- Proven experience managing prestigious residential developments or similar environments such as hospitality or armed forces.
- Strong leadership skills, with experience mentoring and developing teams.
- Contractor management expertise, including assessing and approving works.
- Financial management experience (desirable).
Qualifications
- Either be working towards or hold an IWFM, TPI or other equivalent property/facilities management based qualification.
Skills
- Exceptional time management and task prioritisation.
- Outstanding communication skills, both written and verbal.
- Proficient in Microsoft Office (Excel, Word, Outlook).
