Due to continuous demands for their expertise, we are currently expanding our Engineering Consultancy team and looking for an experienced Mechanical Engineer to join our market‑leading technical asset management team, on a full time permanent basis. The successful candidate will focus on Commercial buildings, delivering a range of M&E Asset Engineering including Technical Due Diligence, Dilapidations, M&E Audits, Technical/Condition Surveys, PPM/Life Cycle Costing to a range of clients. The role is client facing and requires excellent communication, teamwork, reliability, flexibility and initiative.

Role Summary

This opportunity is for an Associate/Senior Engineer within a team of 15 professionals in London’s West End, among a larger department offering a wide range of building consultancy advice. The candidate will work with internal and external investor and occupier clients, predominantly across London and South East England, with occasional UK and European travel. Responsibilities include defect diagnosis, technical surveys, PPM schedules, negotiations and maintenance auditing, working independently or as part of a wider internal team to deliver building surveying instructions profitably and on time. It involves collaboration with CBRE and Turner & Townsend colleagues and departments to grow relationships and business opportunities. Practice areas include technical due diligence, dilapidations, contract administration, refurbishment works and maintenance advice (PPMs). The role focuses on commercial installations and operational real estate throughout the UK.

Responsibilities

  • The role involves implementation and delivery of professional building services engineering within the Building Consultancy team.
  • Take responsibility for managing client and project teams to deliver high quality and timely building services instructions profitably.
  • Deliver instructions (surveys & reports) from inception to completion with minimal supervision, meeting objectives in accordance with company policies.
  • Survey and report includes: technical due diligence reviews of buildings for vendors, investors and occupiers; coordination of wider specialist consultancy reports.
  • Planned Preventative Maintenance inspections and reporting.
  • Sustainability advice and Net Zero Carbon / decarbonisation strategy.
  • Preparation of Schedule of Dilapidations and support the Building Surveying team in negotiating dilapidations settlements on behalf of Landlord or Tenant.
  • Preparation of dilapidations provisional assessment reports for occupiers.
  • Asset verification and life cycle plans/forward maintenance registers.
  • Preparation of performance specification documentation, running of the tender process and the contract administration of refurbishment projects.
  • Comply with T&T PJM/CBRE policy and management system; work in compliance with Quality Management Procedures.
  • Contribute positively to the wider Building Surveying business plan and revenue targets.
  • Develop client relationships with existing customers and explore opportunities for future business.
  • Identify business opportunities for Engineering Consultancy delivered either as part of the Asset Engineering services or stand‑alone.

Qualifications

Essential: Experienced Asset Engineering Engineer (Building Services) with technical asset management skills and understanding of design. Qualified to at least HNC/HND level. Desirable: Relevant Mechanical or Building Services Engineering degree or equivalent; Chartered status desirable.

Essential: Collaborative across disciplines, strong analytical and problem‑solving skills, highly developed communicator with a good first impression, resilient, adaptable, keen and enthusiastic, confident with commercial cost calculations and estimates, excellent interpersonal skills, organized, proactive, precise written communication, flexible approach, ability to travel in the UK if necessary, Microsoft Office proficiency, clean driving licence.

Desirable: Sustainability minded with passion for new technology and decarbonisation.

Experience

Essential: Experience working within an engineering or property consultancy team focused on building services; knowledge of mechanical, electrical, life safety and public health installations; experience managing technical specialist contractors.

Desirable: Network of M&E supply chain and industry contacts; significant experience within the commercial M&E industry.

Travel

Willingness to travel within the UK and Europe.
