Job Description:

Be One Homes (formerly Bolton at Home) is seeking an experienced Director of Asset Management to lead the organisation’s long-term approach to asset investment, planning and performance. This is a critical leadership role responsible for ensuring that homes are safe, well maintained and future-proofed through a robust and data-led asset strategy.

Working closely with the Executive Director of Operations and wider leadership team, the successful candidate will play a key role in shaping the future of asset management as the organisation transitions into its next phase as Be One Homes. The role will lead the planning, delivery and performance of the Asset Investment Programme, ensuring that investment decisions are informed by strong data, regulatory compliance and the needs of customers and communities.

This appointment comes at a significant moment, as Bolton at Home rebrands to Be One Homes. This transition reflects a broader ambition to strengthen the operating model, modernise services and drive value for money across property investment and maintenance programmes.

The Role

The Director of Asset Management will provide strategic leadership across the asset management function, ensuring the organisation has a clear, long-term plan for its housing stock and investment priorities.

You will be responsible for developing and delivering the Asset Management Strategy, translating organisational priorities and customer needs into a sustainable and effective investment programme. This includes oversight of capital investment planning, stock condition intelligence, data quality and the development of innovative delivery approaches.

The role will also play a key part in ensuring the organisation continues to meet increasing expectations from the Regulator of Social Housing and the wider sector, maintaining high standards of compliance, risk management and assurance across asset services.

Working in close partnership with colleagues across housing, repairs and corporate services, you will ensure that asset management decisions support improved customer outcomes, operational efficiency and long-term sustainability.

Key Responsibilities

  • Lead the development and delivery of the Asset Management Strategy, ensuring alignment with the organisation’s wider business plan and priorities.
  • Oversee the planning, monitoring and delivery of the Asset Investment Programme, ensuring effective prioritisation of investment and long-term sustainability of the housing portfolio.
  • Use data, stock condition intelligence and financial modelling to inform investment decisions and optimise the long-term asset plan.
  • Drive value for money and performance improvement across capital investment and asset management services.
  • Ensure robust compliance with health and safety legislation, regulatory requirements and housing standards.
  • Lead and develop high performing teams, providing clear strategic direction while fostering a culture of accountability, innovation and continuous improvement.
  • Work collaboratively with other senior leaders to improve service integration across property, housing and customer services.
  • Develop and implement innovative and efficient delivery models for asset investment programmes.
  • Present strategic reports, performance updates and policy proposals to senior leadership and governance forums.
  • Represent Be One Homes externally, building strong partnerships across the housing sector and with key stakeholders.
  • Lead responses to complex operational challenges or critical incidents within the service area.

About You

We are looking for a senior leader with strong asset management expertise and a track record of delivering strategic change within housing or property services.

You will bring:

  • Extensive knowledge and experience of asset management within the social housing sector.
  • Strong understanding of regulatory requirements, compliance, risk management and governance within housing services.
  • Proven experience of leading large-scale capital investment or asset management programmes.
  • A strategic mindset, with the ability to translate organisational priorities into practical asset management plans and investment decisions.
  • Excellent leadership and people management skills, with the ability to motivate teams and drive high performance.
  • Strong stakeholder engagement and communication skills, with the confidence to influence across senior leadership teams and external partners.
  • A track record of innovation and service improvement, using data and insight to enhance performance and customer outcomes.
  • A housing, property or construction related qualification, or a willingness to work towards one.
