Position: Quantity Surveyor/Estimator

Location: East MidlandsStart Date: ASAPHours: Monday to Friday, 37.5 hours a week

1 day working from home

This is a commercial role combining Quantity Surveying and Estimating within a construction environment. The position involves both tendering for new work and managing the commercial performance of live projects, ensuring cost control, contract compliance, and profitability throughout the project lifecycle.

Overview

You will be responsible for managing projects from initial tender stage through to final account, covering both pre-contract estimating and post-contract commercial management. The role requires strong Quantity Surveying capability, with estimating forming part of the wider workload.

Key ResponsibilitiesEstimating (Pre-Contract)Manage tender enquiries and support bid/no-bid decisionsReview drawings, specifications, and tender documentation to define scopeRequest and clarify missing information from clientsCarry out detailed quantity take-offs and cost build-ups (labour, materials, plant, prelims)Liaise with suppliers and subcontractors to obtain competitive pricingPrepare full tender submissions including pricing, clarifications, and exclusionsSupport value engineering opportunities where appropriateSubmit bids and assist with post-tender negotiationsAttend client meetings and site visits where requiredSupport handover to delivery teams following awardQuantity Surveying / Commercial ManagementReview and manage contract terms in line with agreed tender position and risk profileSet up and maintain project cost tracking and reporting systemsMonitor budgets, cashflow, and commercial performance across live projectsManage variations, change control, and compensation eventsConduct regular site visits and maintain client relationshipsSupport dispute avoidance and contractual resolutionManage applications for payment and ensure timely certificationTrack retention, outstanding payments, and final account agreementsProvide cost-to-complete updates and financial reportingWork closely with subcontractors and supply chain partners

Skills & AttributesStrong Quantity Surveying background (essential)Good understanding of construction contracts (JCT and/or NEC)Commercially aware with strong numerical and analytical skillsAbility to read and interpret drawings and specificationsConfident communicator with strong negotiation skillsOrganised, detail-focused, and able to manage multiple deadlinesComfortable working with clients, subcontractors, and senior stakeholdersTeam player with a proactive approach

Requirements5+ years’ experience in Quantity Surveying within the construction industry (essential)Estimating experience beneficial but not essentialHNC/HND or Degree in Construction or Quantity Surveying (or equivalent)Full UK driving licenceExperience managing both pre- and post-contract commercial duties
