Hard Services Manager
North East England
Day Rate – £25 – £28 per hour
The Opportunity
Nigel Wright are working with a client to recruit an experienced Interim Service Delivery Manager (Hard Services) to lead engineering and estates maintenance operations across a complex, multi-site environment.
This role will suit a technically strong professional who can ensure safe, compliant, and high-performing building services while supporting ongoing operational delivery and improvement initiatives.
Regular travel will be required across sites in Forest Hall, Killingworth, and North Shields.
Key Responsibilities
Operational Delivery
- Lead all mechanical, electrical, and building fabric maintenance activities
- Oversee planned preventive maintenance (PPM), reactive works, and lifecycle programmes
- Ensure systems such as HVAC, electrical, water, fire safety, and lifts operate effectively
Compliance & Risk Management
- Ensure full compliance with statutory and regulatory requirements
- Maintain accurate compliance records, asset data, and audit trails
- Act as Authorised Person where required (e.g. electrical, mechanical, pressure systems)
Contract & Supplier Management
- Manage specialist contractors and supply chain performance
- Monitor KPIs, SLAs, and service delivery standards
- Review RAMS and ensure safe systems of work
Leadership
- Lead, motivate, and develop in-house engineering teams
- Plan and prioritise workloads to maximise efficiency
- Promote a culture of safety and continuous improvement
Financial & Resource Management
- Support budget management across maintenance and projects
- Monitor spend and support forecasting
- Ensure value for money in service delivery
Projects & Strategy
- Support delivery of engineering projects and estate improvements
- Provide technical input on design and engineering standards
- Contribute to sustainability and energy efficiency initiatives
Stakeholder Engagement
- Engage with internal stakeholders and external partners
- Communicate clearly on works, risks, and service impacts
- Support incident response and business continuity
About You
Qualifications & Knowledge
- Strong Mechanical, Electrical, or Building Services Engineering background
- Professional registration (IEng/CEng) desirable
- Health & Safety qualification (IOSH/NEBOSH preferred)
- Authorised Person status advantageous
Experience
- Significant experience managing hard FM in a multi-site environment
- Proven track record managing maintenance teams and contractors
- Strong understanding of statutory compliance and technical standards
Skills
- Strong leadership and people management capability
- Excellent technical knowledge of building services systems
- Commercial awareness and contract management experience
- Organised, analytical, and solution-focused
Additional Information
- Enhanced DBS check is essential
- Participation in an on-call rota may be required
- Occasional evening/weekend work may be necessary
