The UK Lead for Asset Management role sits within the Global Realty Asset Management team of the broader Global Realty organization. The candidate will be responsible for a portfolio of properties and the leadership of a team in the UK and Ireland region. The role is instrumental in aligning real‑estate decisions with Amazon’s operational requirements and expansion plans, driving smart property solutions to support long‑term growth.

Key Responsibilities

  • Support a geographically diverse team, including hiring, personnel development, and employee satisfaction while increasing team efficiency and delivering results for customers.
  • Oversee effective real‑estate management of the assigned portfolio to ensure optimal operations, utilization, and performance.
  • Act as the primary point of contact for regional real‑estate escalations and support asset managers, internal customers, landlords, and stakeholders to minimize business disruption.
  • Ensure timely approvals and negotiations for landlord consents and lease amendments for property alterations, retrofits, and operational changes.
  • Develop and implement real‑estate strategies for the region, encompassing end‑of‑term obligations, cost savings, portfolio optimization, and risk management.
  • Identify opportunities for cost savings and operational efficiency enhancements, applying best practices across the region.
  • Collaborate with Transaction Managers to optimize lease renewals, terminations, and other strategic initiatives using site‑related qualitative and quantitative data.
  • Work closely with Legal, Finance, Operations, Engineering, and Construction teams to provide real‑estate guidance and problem‑solving support.
  • Support operating‑expense (OPEX) analysis, including review and reconciliation of payment escalations and service‑charge obligations; negotiate modifications to OPEX‑related services or expenses with landlords.
  • Support audits and portfolio reviews, ensuring compliance, mitigating risks, and identifying cost savings.
  • Provide leadership for real‑estate matters when disasters or significant events impact operations at one or more locations.
  • Establish and strengthen relationships with landlords, developers, and external stakeholders through regular meetings and site visits.
  • Provide strategic real‑estate advice to senior leadership for new concepts and initiatives, aligning with organizational goals.
  • Champion and drive the implementation of sustainability and ESG initiatives across the portfolio, including energy‑saving projects, retrofits, and reporting.
  • Communicate monthly/quarterly reporting inputs and liaison with Finance on real‑estate liabilities and Asset Management goals.

Basic Qualifications

  • Bachelor’s degree in business, real estate, management, or a related field.
  • 7+ years of experience in property or asset management within commercial real estate, corporate occupier, developer, fund, or landlord entity.
  • Proven experience in hiring exceptional talent.
  • Track record of managing a high‑performing team while maintaining high employee and customer satisfaction.
  • Proficiency in commercial real‑estate management software platforms, Microsoft Office, and CRM systems.
  • Broad experience interpreting commercial lease agreements.
  • Exceptional written and verbal communication skills in English.
  • Strong understanding of commercial and industrial building systems (fire, HVAC, electrical, plumbing); ability to analyze construction blueprints.
  • Career progression demonstrating relationship management and stakeholder trust building.

Preferred Qualifications

  • 10+ years of extensive experience in property or asset management within commercial real estate, corporate occupier, developer, fund, or landlord entity.
  • Proven record of hiring, onboarding, developing, and promoting personnel.
  • Knowledge of property accounting principles.
  • Professional designation such as RPA, CPM, RICS, or comparable.
  • Business fluency in another European language.
