Principal Designer – Building Regulations & CDM
Salary: £45,000 – £50,000 + excellent benefits

A well‑established architectural practice is looking to appoint a Principal Designer (Building Regulations & CDM) to join their team. This is a key role within the practice, supporting the delivery of compliant, safe, and well‑coordinated design information across all project stages.
This is an excellent opportunity for someone with a background in architecture, building control, project management, or health and safety who enjoys working across design teams and influencing project outcomes from inception to completion.

Requirements
- Experience in architecture, building control, project management, or construction health & safety
- Strong knowledge of Building Regulations and the Building Safety Act 2022
- Understanding of HRBs and Gateway processes
- Experience coordinating multidisciplinary design teams
- Strong attention to detail and compliance‑focused mindset
- Excellent communication and stakeholder management skillsiple
- Ability to influence design outcomes and manage risk
Desirable
- Professional membership (RIBA, CIAT, RICS, CIOB, CABE or similar)
- Experience in Principal Designer or CDM advisory roles
- Familiarity with BIM workflows and digital coordination tools
- Site inspection or construction stage experience
The Role
As Principal Designer, you will play a key role in ensuring compliance and coordination across all project stages.
Key responsibilities
- Acting as Principal Designer under CDM and Building Regulations
- Coordinating design risk and compliance information
- Reviewing design packages for regulatory compliance
- Supporting Gateway submissions and approvals process
- Maintaining compliance trackers and project documentation
- Attending design team and client meetings
- Advising on Building Safety Act requirements
- Supporting project teams across multiple sectors and stages
- Carrying out site visits where required
- Contributing to quality assurance and continuous improvement
