Principal Accountabilities
- Work as part of the senior management team and take a holistic approach to managing challenges and issues.
- Lead, motivate, communicate and develop the commercial team to ensure full engagement and high performance.
- Manage the Division’s commercial function to ensure best practices, cost control, revenue generation and contribution to operating profit.
- Ensure all build costs are current, accurately appraised, and included in land appraisals.
- Procure sub‑contractor and supplier orders, authorising in line with Group policy.
- Agree monthly valuations with the Chief Surveyor and present them to the Managing Director and Group Commercial Manager.
- Establish sale prices for new budgets, prepare and evaluate fees/services budgets and discuss sales and construction preliminaries.
- Produce appraisals of build expenditure for inclusion in the Divisional budget.
- Provide accurate progress updates and regular reports to the Managing Director.
- Collaborate with the Group Commercial Director on margin improvement initiatives and strategies.
- Provide commercial input into land acquisition processes, land bits and appraisals.
Experience, Qualifications and Skills
- Extensive senior‑level experience in the house‑building industry as either Head of Commercial, Commercial Director or equivalent, managing multiple projects simultaneously.
- Good knowledge of Valuation & Budgeting Systems, Health & Safety/CDM Regulations, LABC/NHBC requirements, Building Regulations and related legislation.
- Strong leadership, communication, listening, presentation, attention to detail, organisational and problem‑solving skills.
- Ability to motivate and manage a team, thrive under pressure in a fast‑paced environment, delegate effectively and adapt to new systems.
- IT literate.
- Committed to inclusive leadership and Bellway’s inclusive strategies.
Qualifications And Training
- Qualified as a Quantity Surveyor related degree level or HNC/HND in a built environment subject with relevant experience.
- CSCS card or equivalent.
- Current full driving licence.
The Role and Working Conditions
- Office‑based role with regular travel to development sites and meetings.
- Willing to be flexible in day‑to‑day duties and hours worked.
- Core hours – to be confirmed.
- Subject to a basic DBS and financial pre‑employment checks.
