Electrical Technician – Overview

The Electrical Technician supports the Technical Supervisor and/or Area Operations Manager in providing reactive and planned preventative maintenance of building engineering systems across various sites, ensuring compliance with BS7671 wiring regulations and safe working practices.

Key Responsibilities

  • Maintain all low voltage electrical distribution, connected power, and lighting systems, and carry out PPM routines as assigned.
  • Maintain equipment, appliances, apparatus, and fixtures connected to the electrical systems.
  • Deliver small works projects in collaboration with the Projects and Construction team.
  • Ensure all repairs and installations comply with current BS7671 wiring regulations.
  • Assist in project hand‑over and snagging of new installations to confirm electrical systems are fit for purpose.
  • Undertake fault finding and repair on low voltage AC/DC control systems.
  • Maintain test equipment, ensuring it is calibrated and meets current regulations.
  • Complete risk assessments for reactive and planned maintenance tasks and ensure safe working conditions.
  • Diagnose faults on equipment and repair using manufacturer’s manuals and drawings.
  • Liaise with the Customer Service Centre (CSC) and AFM to coordinate responses to planned and reactive tasks.
  • Maintain Site Log Books in accordance with procedures.
  • Produce reports for the AFM as required.
  • Maintain stock levels of spares.
  • Serve as Control of Works Authorised Person (AP) and support identification of other relevant APs and Competent Persons (CPs) in the cluster.
  • Participate in an Emergency Call‑Out service in accordance with the Out of Hours rota.
  • Perform other duties consistent with CBRE service delivery as directed by line management.
  • Manage tasks and plan accordingly within short‑term windows.
  • Make decisions within parameters set by line management using job/specialist experience.
  • Interact with stakeholders on specific work efforts and deliverables.
  • Support delivery of Health and Safety policy and standards.
  • Oversee activities of others to meet deadlines and quality standards.
  • Identify ways to reduce cost and manage within a given budget.
  • Organise and potentially oversee a small team of individuals carrying out similar tasks.

Requirements

  • Technical training (NVQ3 or equivalent) for non‑supervisory roles.
  • Completion of CBRE refresher training in Emergency Circuit Breaker and Fuse Theory; Emergency Lighting Testing and Light Fitting Replacement, including Safe Isolation; Water Heater Testing, including Safe Isolation; and Fire Alarm Testing.
  • Must have completed an apprenticeship or an equivalent formal training programme in electrical installation and maintenance with sufficient practical experience to be assessed as electrically competent.
  • Must hold a City & Guilds Level 3 technical certificate or equivalent in an electrical discipline.
  • Must hold a City & Guilds 2382 Level 3 certificate in the requirements for electrical installations BS 7671 (18th Edition) or equivalent.

Desirable Additional Qualifications

  • Level 3 NVQ Diploma in Electrical Installation or Maintenance (e.g., City & Guilds 2357).
  • Achievement Measurement 2 (AM2).
  • JIB skills card.
  • City & Guilds Level 3 certificates in inspection, testing and certification of electrical installations.
  • Formal training in operation and maintenance of UPS systems and generators.
  • PASMA, IPAF, Manual Handling, Asbestos Awareness, Confined Space working, Roof Working qualifications.
  • City & Guilds 2377 or equivalent – PAT testing.
  • HV plant room access training.
