Residential Conveyancer (Solicitor or Chartered Legal Executive)

About the role

Our client is a well‑established small firm in Farnborough looking for a qualified residential conveyancer to join their team as a fee earner. This is a hands‑on role running your own caseload from instruction through to completion – the kind of varied, quality‑led work that gets squeezed out at the larger volume firms.

You’ll work directly with clients, estate agents, and other professionals, supported by a close‑knit team that values doing the job properly over chasing numbers.

What you’ll be doing

• Managing a residential conveyancing caseload end‑to‑end – freehold, leasehold, new build, and shared ownership
• Liaising with clients, agents, lenders, and other parties throughout each transaction
• Drafting and reviewing contracts, transfer deeds, and supporting documentation
• Conducting property searches and reviewing title
• Handling SDLT, AML and source‑of‑funds checks, and Land Registry submissions
• Keeping clients clearly informed at every stage, and resolving issues as they arise
• Maintaining accurate case records on our case management system

What we’re looking for

• Qualified Solicitor (SRA‑regulated) or Chartered Legal Executive (CILEx / Fellow CILEx)
• Minimum 3 years’ post‑qualification experience in residential conveyancing
• Confident running a caseload independently
• Strong drafting, communication, and client‑care skills
• Solid IT skills and experience with conveyancing case management software
• Excellent organisation and the ability to manage competing priorities
• Experience across leasehold, new build, shared ownership, and Help to Buy
• A local network across Surrey, Hampshire, or Berkshire
• Familiarity with systems such as LEAP, Proclaim, Osprey, or Quill
