Please make an application promptly if you are a good match for this role due to high levels of interest.A S Ramsay Building Contractors Ltd is seeking an experienced Commercial Contract Manager / Quantity Surveyor to manage the full commercial and contractual administration of construction projects from pre-construction through to final account.The successful candidate will be responsible for overseeing all financial and contractual aspects of projects, ensuring effective cost control, compliance with contract requirements, and maximising commercial performance.Key ResponsibilitiesFull commercial management of construction projects from inception to completionPreparation and submission of Applications for Payment (AFP) and valuationsAssessment and agreement of subcontractor applications and valuationsPreparation, negotiation, and management of subcontract orders and purchase ordersAdministration of JCT contracts, including contractual correspondence and noticesManagement and assessment of Extension of Time (EOT) claims and loss & expense mattersPreparation and agreement of variations, change control, and final accountsCost reporting, forecasting, cash flow monitoring, and budget controlManagement of payment notices, pay less notices, and contractual complianceLiaising with clients, consultants, site teams, and subcontractors on commercial mattersIdentifying and mitigating commercial and contractual risksMonitoring project profitability and ensuring commercial targets are achievedSupporting dispute avoidance and resolution where requiredEnsuring accurate record keeping and commercial documentation throughout the project lifecycleRequirementsProven experience in a Quantity Surveyor or Commercial Manager role within the construction industryStrong working knowledge of JCT contracts and construction contract administrationExperience managing valuations, variations, EOTs, subcontract procurement, and final accountsExcellent commercial awareness and negotiation skillsStrong organisational and communication skillsAbility to manage multiple projects simultaneouslyProficient in Microsoft Office and commercial management systemsPlease NoteThis role is commercially and contractually focused. xcswzye Measured take-offs and estimating duties are not part of the position….
