Job Title: Maintenance Operative
Location: Southlands Care Home, 9 Ripon Road, Harrogate, HG1 2JA
Salary: Up to £17.30 per hour dependent on experience
Contract: Full Time, Permanent (37.5 hours)
Shift pattern: Monday – Friday 9am – 5pm

Job Description
Role purpose: As a Maintenance Operative, your primary responsibility will be ensuring that our facilities remain fully functional. You will maintain buildings and equipment effectively while complying with all relevant Bupa Standard Operating Procedures, legislation, and industry best practices. Your role is crucial in ensuring our accommodation meets Bupa’s cultural and brand values.
You’ll Help Us Make Health Happen By
- Ensuring that all health and safety and compliance checks are carried out using the provided digital systems as per the timescales directed by Bupa Standard Operating Procedures and by Bupa compliance management tools and software.
- Actioning and closing any tasks attributed to the Maintenance Manager or home highlighted on Bupa compliance management tools and software.
- Ensuring safety and cleanliness within the care home and grounds to satisfy Environmental Health, local Fire Authority, Legionella Risk Assessment, and Health & Safety requirements.
- Completing maintenance and repair tasks to a high standard, in a timely manner, and offering value for money while ensuring internal decoration aligns with the organisation’s vision for first impressions.
- Regularly reviewing residents’ preferences in relation to their personal space and documenting actions taken.
- Reporting defects, obtaining quotes, and managing repairs using Bupa approved contractors, in line with Bupa SOPs.
- Reporting irreparable defects to the Home Manager or Property/Maintenance Manager as appropriate.
- Managing care home elements of any refurbishment programme and capex works to minimise disruption to residents, visitors and staff.
- Ensuring tools and equipment are maintained and securely stored at all times.
- Assisting with induction of new colleagues regarding emergency exits, fire points and evacuation procedures, keeping records as required by the Home Manager, especially where equipment is involved.
- There may be a requirement to provide maintenance support to other local care homes within a reasonable distance (no more than 1 hour from the normal place of work) to provide comprehensive regional maintenance support.
Key Skills / Qualifications
- Understanding of building services including heating, hot and cold-water distribution, ventilation, electrical distribution, and plumbing
- Understanding of building fabric and its maintenance
- Experience with planned maintenance systems and record keeping
- Knowledge of statutory requirements and compliance
- Full driving licence
- Building/electrical/plumbing qualification (City & Guilds, BTEC, ONC, HNC, etc) or minimum 3 years hands-on experience in property maintenance and general repairs
- Ability to work as part of a multi-disciplinary team
- Computer literate
- Good customer service skills
- Flexibility to meet changing demands within the care home
- Practical ability and experience in painting and decorating
