Hilltop Capital Partners is expanding and looking for an Origination Director / VP to lead the sourcing and structuring of real estate credit opportunities across the UK.
This is a front-line role focused on originating development and transitional lending opportunities, building long-term sponsor relationships, and structuring transactions alongside our credit and execution teams.
We are not looking for someone who waits for deals to appear.
We are looking for someone who knows the market, knows the sponsors, and knows how to get transactions done.

The Role
You will be responsible for sourcing, structuring and advancing new lending opportunities from initial relationship through to credit approval and closing. You will work closely with the investment team while maintaining a constant presence in the market with developers, sponsors, brokers and intermediaries. This role is about building pipeline, building relationships and building Hilltop’s lending platform.
Responsibilities
- Originate new development, bridge and transitional lending opportunities
- Build relationships with developers, sponsors, brokers and intermediaries
- Structure senior, stretch senior and mezzanine loans
- Conduct initial commercial screening and deal structuring
- Present opportunities to Investment Committee
- Negotiate pricing, structure, covenants and security packages
- Work with underwriting and legal teams to close transactions
- Maintain a strong and active origination pipeline
- Represent Hilltop in the market through industry engagement
Experience
We are looking for candidates with 5–12+ years of experience in real estate finance, ideally from:
- Real estate debt funds
- Development finance lenders
- Structured finance teams (banks or alternative lenders)
- Real estate private equity with credit exposure
Candidates Should Have
- A track record of originating and closing development or transitional loans
- An active network of developers and intermediaries
- Experience structuring senior and mezzanine real estate debt
What Matters Most
We care less about titles and more about market credibility and relationships.
The ideal candidate:
- Knows the UK development market
- Has real sponsor relationships
- Is comfortable structuring complex deals
- Is entrepreneurial, commercial and execution-focused
