The Role
As the Building Services Manager, you will be the technical heartbeat of the project team. You’ll oversee the full MEP (Mechanical, Electrical, and Plumbing) lifecycle—from pre-construction and design development through to onsite installation, commissioning, and handover.
Key Responsibilities:
- Design Management: Reviewing MEP designs to ensure buildability, compliance, and value engineering.
- Sub-Contractor Management: Leading specialist MEP sub-contractors to ensure work is delivered safely and to the highest industry standards.
- Technical Troubleshooting: Identifying potential site issues before they become problems and providing practical, engineered solutions.
- Commissioning & Handover: Driving the “finish” of the project, ensuring all systems are fully operational and O&M manuals are airtight.

The Ideal Candidate
- Experience: Proven track record as a BSM or MEP Lead with a Tier 1 or large Tier 2 contractor.
- Sector Knowledge: Experience in large-scale residential, commercial, or healthcare sectors.
- Qualifications: HNC/HND or Degree in Building Services Engineering (or equivalent) and a valid CSCS card.
- The “Manchester Factor”: Based within a commutable distance of the Manchester office and familiar with the local supply chain.
