Painting & Decorating Subcontractor | London
We are hiring an Operations Manager to lead project delivery and commercial management across our portfolio of contracts with tier-one main contractors.
This is not a pure office role. You will be on site, in meetings, solving problems and making decisions. You will also own the commercial position on every live project.
What the role covers
Delivery: programme management, labour planning, quality, snagging, client relationships, site team leadership across multiple projects running simultaneously.
Commercial: monthly valuations, variations, cost tracking, final accounts, payment applications, and holding your own in QS meetings with main contractor commercial teams.
You will manage a team of site supervisors and around 100 self-employed operatives working across London on projects for contractors across tier 1 – high end resi – heritage & social housing.
What we need
Experience running painting and decorating or similar finishing trade projects as a subcontractor. Not as a main contractor. The difference matters. Confidence managing both delivery and commercial without needing someone else to handle the money side.Understanding of JCT subcontract terms. You do not need to be a lawyer. You do need to know when a pay less notice is late and what a variation instruction looks like. Ability to manage multiple live projects at once without dropping anything. A direct communication style. We are a small team. There is no middle management layer to hide behind.
