Location: Chester
Job Description:

Cullimore Dutton is making a strategic leadership hire within its Commercial Property team.

The successful candidate will take ownership of the firm’s commercial property income stream, which is a core part of our current revenue and long-term business strategy. You will have genuine influence across the firm and responsibility for outcomes — not just your own caseload.

This role will suit someone looking for autonomy, visibility, and accountability, and who enjoys shaping and leading a function rather than operating in isolation.

Leadership expectations

This is a senior leadership position. You will:

  • Own and lead the commercial property offering
  • Be accountable for financial performance, billing discipline, and lock-up
  • Act as an external ambassador for the firm
  • Influence standards, behaviour, and decision-making beyond your own matters

Technical experience

You will have:

  • A minimum of 8-10 years’ PQE in commercial property
  • Strong technical capability, including:
  • Option agreements
  • Overage agreements
  • Development-related transactions
  • Commercial leases and disposals
  • The ability to manage complex matters independently
  • Strong commercial judgement and risk awareness

Business development & leadership capability

You will also demonstrate:

  • A proven ability to win work through relationships rather than price
  • Confidence working with agents, developers, accountants, IFAs, and other referrers
  • A willingness to protect and grow an established income stream
  • Comfort mentoring others and setting standards within a small or evolving team
  • Accountability for financial performance, not just personal billings

Values & behaviours

Cullimore Dutton is a values-led firm. We are looking for someone who consistently demonstrates:

  • High standards of client care
  • Integrity and sound judgement
  • Ownership and accountability
  • Collaborative working across departments
  • Doing the right thing — even when no one is watching

What success looks like in the first 12 months

  • A stable, protected commercial property income stream
  • Fees meeting or exceeding agreed annual targets
  • Consistent billing with no material aged debt
  • Active management of lock-up and money on account
  • Strong referrer relationships generating sustainable work
  • Clear ownership of the commercial property function
  • Positive influence across the wider business
  • Trusted by leadership to act in the best interests of the firm

In return, the successful candidate will receive the full support of our CEO and Board of Directors, along with an attractive salary and benefits package, which we would be pleased to discuss in more detail with the right individual.
