Project Director – Workplace D&B (Delivery-Led, Client + Commercial Ownership)

London | Office-based (with flexibility)

Six-figure earning potential (base + commission)

This is a role for someone who runs projects… not just talks about them.

A rapidly growing exciting workplace D+B firm is looking for a Project Director to take ownership of key client accounts and deliver projects from inception through to completion.

This is not a concept-led, design-heavy position.

It’s about delivery, clarity and control.

What your week actually looks like…

You’re not sat in back-to-back design reviews.

Instead, you’re…

  • Leading conversations directly with clients… often occupiers and landlords
  • Translating briefs into clear delivery strategies
  • Managing programme, budget, and risk in real time
  • Working closely with commercial, construction, and technical teams
  • Making decisions that keep projects moving… without noise or escalation
  • Taking ownership of multiple projects at once (typically £1m to £8m)

You’re as comfortable discussing programme, procurement, and delivery as you are sitting in front of a client.

You’re the person clients rely on when things need to be clear, structured, and under control.

The environment…

You will be joining a fun and high-performing, delivery-focused team led by someone who values:

  • People who listen carefully and understand what’s needed
  • People who take ownership
  • People who don’t overcomplicate things
  • People who can run projects with confidence and autonomy

This is an office-based role… collaborative, fast-paced, and very much built around team energy and accountability. Flexibility is offered when required.

What this role is NOT…

  • Not a design showcase role
  • Not a “big personality / big presentation” environment
  • Not suited to purely conceptual or design-led backgrounds

If your strength is front-end design thinking without true delivery ownership, this won’t be the right fit.

Backgrounds that tend to work well in this role…

People who succeed here, in this role, often come from:

  • Workplace Design & Build (Senior Project Manager > Project Director level)
  • Commercial interiors / fit-out delivery roles
  • Client-side workplace or flexible office operators
  • Delivery-focused roles within furniture / fit-out ecosystems

What they have in common:

  • They’ve been trusted to run projects, not just contribute to them
  • They’re comfortable with clients, budgets, and delivery pressure
  • They operate with clarity, not noise

What our client is specifically looking for…

This is where we are being very deliberate.

Core Experience (Must-Have)

  • Strong workplace Design & Build (Cat B) experience
  • Proven delivery of multiple projects (£3m to £10m range ideally)
  • Experience working in contractor-led or D&B environments
  • Confidence operating through construction and on site (not just design stages)
  • Clear ownership of programme, budget, and client relationship

Critical Traits (Non-negotiable)

  • Technically and delivery grounded (not overly conceptual)
  • Comfortable making decisions and taking accountability
  • Able to lead clients without over-talking
  • Calm, structured, and commercially aware
  • Experience freeing up senior leadership by owning accounts

Strong Indicators of Fit

  • Background in Design & Build, workplace delivery, or commercial interiors
  • Experience working with corporate occupiers and/or landlords
  • Has led teams of 5 to 15 people across live projects
  • Has been trusted to run projects with minimal oversight

The opportunity…

  • Genuine six-figure earning potential
  • Extensive benefits
  • Clear platform to own clients and influence a key team

This role suits someone who has already proven their ability to lead projects end-to-end and is either:

  • Operating at Project Director level already
  • A Senior Project Manager / Design Manager already working at that level and ready to step into it with confidence

If you’re someone who:

  • Keeps projects on track
  • Builds trust with clients
  • And delivers without drama

…this will feel like a natural step.
