About The Team: You’ll be joining the JINGDONG Property team, which values collaboration, ownership, and a commitment to delivering high-quality results in a fast-paced, dynamic environment.

Responsibilities

  • Asset Acquisition Support: Collaborate with Acquisition and Investment Team to provide initial cost input for potential projects’ evaluation, including market cost benchmark, preliminary cost estimates, detailed cost estimation based on concept design and specification, and cost advisory for renovation projects or tenant requirements.
  • Collaborate with relevant stakeholders to ensure all required information is available to complete the cost estimation.
  • Review and comment on proposed CAPEX of pipeline projects by consultants or the Business Development Department.
  • Manage third-party consultants to ensure costs align with the market and future trends.
  • Stay updated on industry trends, emerging technologies, cost escalations, and regulatory changes affecting asset development.
  • Consolidate construction cost data from completed projects and update following market changes in different countries.
  • Cost Management in Development Projects: Set up cost plans for different design stages; provide cost-saving advice and implementation; monitor life-cycle costs and control costs; conduct final account settlements after project completion; manage variation orders and interim payments; forecast cash flow; work closely with cost consultants; manage contracts and monitor contractor performance; set up a cost information database for regions.
  • Procurement Support: Set up procurement strategy for development projects and allocate budget into procurement packages; prepare Bills of Quantity and set up commercial terms; lead tender analyses, commercial clarification meetings, and negotiations.
  • Property Management Support: Cost estimates for renovation, upgrades, major repairs, tenant improvements; cost control on yearly CAPEX usage.

Qualifications

  • Registered/Chartered Quantity Surveyor or Cost Engineer (preferred).
  • Minimum 10 years of relevant development or project management experience in industrial and/or logistics projects (preferred) or real estate.
  • Strong understanding of local cost benchmarks, regulations, authority charges, and legal requirements.
  • Strong network and local resources.
  • Familiar with international logistics real estate cost management, with a minimum of 3 full-cycle project cost management experiences.
  • Experience using ERP systems for cost and procurement management.
  • Excellent interpersonal skills, written and verbal communication.
  • High level of independence, initiative, accountability, cultural sensitivity, endurance, and adaptability; demonstrates leadership to drive projects while being a team player.
  • Fluent in English; Chinese or German is an advantage.
