The Opportunity A residential block management firm is looking to appoint an experienced Block Manager to join a specialist team. The business focuses purely on leasehold block management and works with a portfolio of high-quality developments, including high-rise and complex sites.
This role would suit an established Block Manager who enjoys working in a smaller, specialist environment where quality of management is more important than volume.
The Role Managing a residential leasehold portfolio of boutique developments, including some high-rise and higher-risk buildings.
You will be responsible for the full day-to-day management of your sites, acting as the main point of contact for leaseholders, directors and freeholders, while ensuring compliance, financial control and high service standards.
Responsibilities
- Day-to-day management of a residential leasehold portfolio
- Acting as the main contact for leaseholders, RMCs, RTMs and freeholders
- Managing service charge budgets and working closely with accounts
- Coordinating major works and maintenance projects
- Overseeing compliance, including building safety and high-rise requirements
- Handling arrears, debt recovery and contractor management
- Carrying out site inspections and attending meetings where required
- Maintaining accurate records using property management systems
The Person
- Solid experience in residential block / leasehold property management
- Comfortable managing developments independently
- Experience with high-rise or complex buildings preferred
- Strong client liaison and communication skills
- Good IT and admin skills, able to manage xwzovoh systems and documentation efficiently
- Stable work history preferred
- Ideally around 3+ years experience in a similar role
Skills and Experience
- Experience using block management software
- Good understanding of service charges and leasehold legislation
- Exposure to building safety / HRB requirements desirable
- Experience dealing with directors and resident committees
- Confident handling complaints and difficult situations professionally
