Senior Contract Manager (Planned Maintenance)

Are you an experienced asset management professional with a strong track record in contract management, financial control, and compliance? Do you have the leadership skills to drive high-quality planned maintenance programs while ensuring cost-effectiveness, tenant satisfaction, and safety? If so, we want you as our Senior Contract Manager (Planned Maintenance).

As a Senior Contract Manager, you’ll lead the efficient delivery of Midland Heart’s multiple planned works programmes, ensuring contracts are well-managed and compliant with financial, regulatory, and performance standards. This is a high-impact, senior leadership role with significant autonomy, where you will be responsible for delivering a major planned investment programme.

A key focus of this role is the safe and compliant delivery of works across higher-risk buildings, requiring a strong understanding of building safety legislation, regulatory frameworks, and risk management. You will play a critical role in ensuring Midland Heart meets its obligations in relation to building safety.

You will be responsible for leading a team, comprising of three Contract Managers, six Contract Delivery Surveyors and an Apprentice Surveyor to deliver service improvements and operational excellence.

Your day-to-day responsibilities

  • Team Leadership & Development – Leading and motivating Contract Managers, providing coaching and development opportunities to enhance performance.
  • Planned Maintenance & Contract Management – Overseeing multiple contracts within our planned maintenance portfolio, ensuring compliance, cost control, and effective performance monitoring.
  • Budget & Financial Control – Managing financial administration and ensuring expenditure is robustly controlled, reporting variances, and implementing corrective actions.
  • Health, Safety, & Compliance – Ensuring all Health & Safety requirements are met in line with Midland Heart policies and legal regulations.
  • Tenant-Focussed Service Delivery – Engaging tenants in service improvement initiatives and ensuring high levels of tenant satisfaction.
  • Performance Reporting & Continuous Improvement – Ensuring service standards are consistently met through rigorous KPI monitoring and lessons learned from service failures.

Our ideal candidate

  • Have demonstrable experience working on higher-risk buildings and a strong understanding of building safety requirements and associated legislation.
  • Hold a relevant HNC or equivalent and/or possess significant technical experience in construction or maintenance related contract management.
  • Proven experience leading planned maintenance or capital works programmes within higher-risk residential buildings.
  • Have experience and understanding of compliance legislation and strong knowledge of contract law.
  • Are an experienced people manager, with a proven ability to lead and motivate your team to achieve challenging targets and objectives, using your excellent communication skills and ability to build strong professional relationships.

Midland Heart operates Smart Working practices, through which colleagues deliver services from the location their best delivered on any given day. The successful candidate should therefore expect to work from a Midland Heart site a minimum of 3 days per week, with the remainder worked remotely.
